Hello,
Not entirely, this is also largely because moon prices are being asked for old houses. Why should anyone pay more for an old house plus renovation than for a new one?
But Grandpa has set his mind on the fact that the house must finance the luxury retirement home and wonders why he can’t get rid of the shack.
The same moon prices are also responsible for the decline of city centers. Hardly any owner of a retail space is willing to accept the truth that a store in 2017 simply cannot generate the sales and profits like in the pre-internet era. And therefore cannot pay the same rents anymore. They’d rather leave it empty, out of principle...
And buying an old house to tear down and rebuild is usually not an option either.
Here, even demolition houses are offered for 40k€ plus 700 sqm of land (160k) plus demolition costs, all together for a good 220-240k. That’s over 300 €/sqm plus a lot of trouble! And then the building authority imposes requirements that you’re only allowed to build a house like the surrounding ones, so one of those 100 sqm mini-cabins. Why should anyone do that?
This will only get better once all those old development plans are overturned and you’re allowed to properly remodel/rebuild existing buildings.
