Not entirely, this is also largely because moon prices are being asked for old houses. Why should anyone pay more for an old house plus renovation than for a new one?
But Grandpa has set his mind on the fact that the house must finance the luxury retirement home and wonders why he can’t get rid of the shack.
The same moon prices are also responsible for the decline of city centers. Hardly any owner of a retail space is willing to accept the truth that a store in 2017 simply cannot generate the sales and profits like in the pre-internet era. And therefore cannot pay the same rents anymore. They’d rather leave it empty, out of principle...

And buying an old house to tear down and rebuild is usually not an option either.
Here, even demolition houses are offered for 40k€ plus 700 sqm of land (160k) plus demolition costs, all together for a good 220-240k. That’s over 300 €/sqm plus a lot of trouble! And then the building authority imposes requirements that you’re only allowed to build a house like the surrounding ones, so one of those 100 sqm mini-cabins. Why should anyone do that?

This will only get better once all those old development plans are overturned and you’re allowed to properly remodel/rebuild existing buildings.

Wasp nest? Land is not equal to land. Whoever has OVP on the car has Stettin nearby as the only real center with boom character, and that lies beyond a real language and mentality border. Whoever builds there cannot expect much increase in value. Commuting every day from Eggesin to Berlin is not ideal. Wolf expectation country. Different with Landkreis Rostock. Lots of modern tech through the university, booming tourism thanks to the wild Achmeds and Erdogans. Even better something like MTK or OD. Close to Hamburg or Frankfurt, even S-Bahn connection... also rural, but completely different from East Vorpommern. There is demand there, the price reflects it. Even though this is a home builders forum, the condominium close to the city center will probably be the most sought-after property in the future. People prefer to give up a garden and rose arbors if they can get to work by bike instead of over a congested suburban motorway. They enjoy the urban lifestyle, and those who earn well might indulge in a weekend house by the lake or by the sea. City air has always set people free. There are so many modern performers or urban professionals who don't want to bother with the height of garden fences or the location of a yew with neighbors and planners. They go to old industrial areas, make the old metal turning shop chic, plant a palm tree in front of the house, live on visible screed, and build a fence out of old railway tracks... Wüstenrot won't reach them anyway. Well, fortunately, we home builders are not like that. Everything would get out of hand otherwise... by the way, in week 27 Penny has garden gnomes again. Because it is very short-sighted for the existence of the municipality to always just grow outward. If the forecast also shows that more people leave the region than come to it, the place dies. The stores in the center die first and with them jobs, old houses stand empty, and thus the downward trend continues.

Man Karsten, that you mention my second home! But the district LRO is almost as dead as any other district in MV, except for HRO. In reality, only very few benefit from tourism, and if someone studied mechanical engineering, they can start with a small salary at Liebherr or stay at home.

In the many small towns and large villages I know in southern Lower Saxony, only one thing would help against the urban sprawl. The purchase of the vacant, small-scale closed development in the town centers by the municipality. If necessary, expropriation at market value. A consistent demolition and merging of the plots so that contemporary house sizes can find space.
