So we went to three intermediaries and the quality of the advice was very different. The same bank was at the top of the list with all three. But the terms were sometimes very different. Therefore, it is worth asking several intermediaries.

Ok. It is probably more accurate not to rely on the web presence in that circle. Why do you think it is wiser to go to Dr. Klein and the like beforehand?

The conditions of the banks are the same (approximately). The broker's commission claim, which you have to pay, is different.

In my view, the institutional brokers can handle the standard business quickly and efficiently. In the end, they all take your data, query the database, and then you see at which bank the signal is green and where the best interest rate is. Then you’re out again in 60 minutes. The independent brokers mess around much more and try to wrap you around their finger and at least told me very bizarre things and caused unnecessary stress. Therefore, better to start first with a run-of-the-mill broker from the assembly line so that you know how it works and where you stand.

It also depends a bit on what kind of case you are. The "big" brokers are now so well off that they basically only want the easy cases. So either with a lot of equity (20-40%) and sufficient income or very high income, so that 100%-120% financing is not an issue. As soon as it gets a bit more complicated, like no equity but other lendable assets, they lose interest because it takes effort. Sometimes an independent broker is still willing to make the effort. Because they live long-term from recommendations and good reviews, as they cannot run TV ads.

Then we are probably "simple" and also interesting in terms of commissions.
