Just do a survey on how many builders have even one of the mentioned features. Then you'll understand why these do not have to be considered here

For most people, the question is not whether they can afford a spa and acoustic ceilings, but whether they can afford to build a house at all. And in that case, such a survey is quite acceptable. Only the year of construction should definitely be taken into account given the rapidly rising construction costs. Prices from 2012 are simply no longer meaningful for 2021.

The comparative size simply remains as pointless as the price per meter or price per horsepower of a car.

Then you just have a few houses with golden faucets and a few with radiators, the balance should hold. The majority will probably build a normal single-family house, sometimes with more, sometimes with less frills. Simply calculate out the edges and then a trend emerges. And if someone doesn't like the survey, they don't have to participate. I don't understand the discussion.

The survey is poorly structured. Many individual steps downwards and it already ends at 2100. They should have created ranges and an upper limit of at least 2800. I just recalculated my house, instead of 1800 I arrived at 2500, depending on what I include. It is not clearly defined in the initial thread.
