What remains of the 320K after the shell construction without all other trades?

My solid wood shell construction of an approx. 140m² semi-detached house (including roof tiles, foil in front of the window openings, without foundation slab, earthworks etc.) only cost about 120K :-). Additionally, about 40K for earthworks + foundation slab.

You can do yourself (list is not complete):

• Complete flooring from screed up (cross beam structure, insulation, floor covering wood, laminate, vinyl, tiles, carpet)
• Lay electrical cables neatly in empty conduits if you have prior agreement with the electrician.
Ideally suitable for SmartHome installation
• Attic insulation
• Wallpapering and painting
• Outdoor facilities (garden and landscaping work)
• Laying tiles in the bathroom

If you want to do a lot yourself, you need a lot of time. And many friends or a large family who at least occasionally help. Many tasks cannot be done alone, and at some point it is no longer fun alone. Also, a book alone is not enough for information. Manual skills should be a basic requirement.

In the future, I would not install any water-based heating system anymore. Back then we were not brave enough and had little planning time. Huge photovoltaic system on the roof, garage, bike port wherever possible, Quooker in the kitchen, under-sink devices in the bathroom. Infrared + possibly a cozy wood stove/fireplace for heating. The heat demand in new buildings is extremely low.

Gellenbeck from Münster, but that won't help you. Neither the interest rates nor the construction prices are the same as back then. We also had personal relationships with our site manager and did (a lot) of the work ourselves. But asking doesn't cost anything, I'm still happy in my home. I will be in the sun for 5 weeks soon, and if it rains and I feel like it, I can gladly answer posed questions in more detail.
