And what does the architect say about the costs? I really can't believe it: here, laypeople and builders are supposed to determine your costs, even though it depends regionally on the earthworks contractor. o_O And the floor area ratio changes like the tides ;)
But I would still always build smaller 15m*9.5m and instead an expanded roof. Then not the garage in the house. But use the 3 m saved to move the house away from the boundary.
Those who want and can afford the bungalow then just do it like that.
