Terraced house with garden (special usage rights)

Hello everyone,

I looked at a really nice terraced house today (almost 150 sqm). You hardly ever find something like that. What initially confused me was that the plot is very small. Now it is such that the garden, which is not large but

...but at least sufficient for a mid-terrace house with special usage rights. So actually part of the homeowners' association. According to the realtor, that shouldn’t have any major disadvantages. I'm a bit skeptical. Currently, the situation is that the plots are treated like separate properties. So also with a fence, hedge, etc. And everyone can do whatever they want in their own garden. It’s not big enough to plant large trees, but could it theoretically happen that for things I do on the garden plot belonging to this house, the other owners have a veto right? I’m not planning anything unusual there now. But just as a hypothetical example. Someone wants to create a small pond.

Nobody is probably interested in the pond, but maybe in a garden house, you will have to ask the community beforehand

It is the same with us. All structural changes require the approval of the other owners, and otherwise the regular neighborhood law applies.

I wouldn't worry about that.
Look around there to see how creative and tolerant (or not) the others have designed their gardens. You can also have a nice chat with people who are in the garden ;)

Yes and no.

Yes, because: with us that actually also concerns the house.
No, because: that is not the rule and it is unlikely that this applies to Hubi.

It refers to structural changes concerning the garden, meaning additional buildings like garden sheds, pergolas spanning over the garden, etc.
