Hello,
we built a house in 2015 with a fairly large terrace measuring 4x7m.
When we submitted the building permit application, we were not allowed to have a roof over the terrace. The terrace is about 1m high and outside the building envelope, which is why we still had to pay fees to build the terrace.
Anyway, now we have also had an awning installed for the terrace.
All good and well, but in the rain our terrace is completely unusable because we can only leave the awning partially open during rain.
My question is, would it still require approval if we use a glass roof or multiwall sheets as roofing material? My neighbors will certainly not mind, as I have enough distance.
I already came up with several ideas on how to do it without approval or at least cost-effectively so that in the event of an official inspection everything can be dismantled again. But these ideas are mostly not really safe.
1. Tensioning a transparent tarp with wire ropes and cable system.
2. Wooden substructure on several posts (not attached to the house wall) and cheap corrugated sheets as roofing.
etc.
But actually, we want a glass roof connected to the house (so not freestanding).
Now you are probably asking me why I don’t just ask the building authority. That is because the house has not yet been officially surveyed definitively. I want to avoid that solely because of the costs. That’s why I’m a bit worried that such a question might wake sleeping dogs.
Do you have any idea if that would somehow be possible?
