Hello,

we built a house in 2015 with a fairly large terrace measuring 4x7m.
When we submitted the building permit application, we were not allowed to have a roof over the terrace. The terrace is about 1m high and outside the building envelope, which is why we still had to pay fees to build the terrace.
Anyway, now we have also had an awning installed for the terrace.
All good and well, but in the rain our terrace is completely unusable because we can only leave the awning partially open during rain.
My question is, would it still require approval if we use a glass roof or multiwall sheets as roofing material? My neighbors will certainly not mind, as I have enough distance.
I already came up with several ideas on how to do it without approval or at least cost-effectively so that in the event of an official inspection everything can be dismantled again. But these ideas are mostly not really safe.
1. Tensioning a transparent tarp with wire ropes and cable system.
2. Wooden substructure on several posts (not attached to the house wall) and cheap corrugated sheets as roofing.
etc.
But actually, we want a glass roof connected to the house (so not freestanding).
Now you are probably asking me why I don’t just ask the building authority. That is because the house has not yet been officially surveyed definitively. I want to avoid that solely because of the costs. That’s why I’m a bit worried that such a question might wake sleeping dogs.

Do you have any idea if that would somehow be possible?

Thank you very much in advance for the answers.

Hello Ibo

I don't know, but I think no one here will easily give you tips on how to best circumvent official regulations... I understand the frustration, but surely there is some justification for why it was not allowed.

What was the reason?

First of all, thank you for the response, Aytex.

The reason was that it supposedly expands the living space, so it goes in the direction of a conservatory.

It's not about circumventing any regulations, but rather whether a glass roof also requires approval.

That's exactly the issue in summer when it rains; we always have a rush to bring everything inside again so that nothing gets wet, and a planned barbecue day can also be canceled very quickly.

As an emergency solution, I only see a transparent cover tarp, which I would stretch over the terrace. Although here the wind could become a problem.

We also had to submit a building application for our 6x4m patio roof (glass/aluminum). However, I believe that with a depth of under 3m it would have been exempt. But of course, this can vary from state to state. By the way, if you're already panicking over a few € in surveying costs, you really don't want to know how much a glass patio roof costs.

So the cost for the survey is 1200€ and a glass roof between 5 and 10,000€, I am already aware of that. But if I can save the costs, why not. Well, that's not the point. It was just a little glimmer of hope for the glass roof, that it might possibly be okay without approval.

I think I understand ibo insofar as he does not want to tackle the terrace roof for now before the house is finally measured, because otherwise the authority will get suspicious and say "Wait a minute, what’s that, you weren’t allowed to do that."

I would be cautious with the plan, with that rain everything will collapse on you...

But again: the authority categorically rejects a conservatory? Or does it say "with this and that size it would still be okay"?
