Hello everyone,
we are currently facing a small problem and were hoping to get some suggestions and ideas with your help.
Our situation is as follows:
- Our house is already built and we are now focusing on the outdoor area.
- We have a trapezoidal plot of land.
- We wanted to build a terrace roof with a width of 7m, but then realized that we also have to comply with the setback areas for the terrace roof.
- According to BayBO, this means that a terrace roof must be at least 3m away from every neighboring boundary (I tried to illustrate this in the screenshot).

Our question now is, what would you do in this situation to achieve reasonable shading and possibly weather protection for the terrace?
Unfortunately, the neighbor has already refused to assume the setback areas.

We look forward to all ideas, including those that are out-of-the-box!

Best regards,
Christian

- Sun umbrellas - Sun sails (flying structures, therefore no distance to the boundary is required)

Good idea. Why did you choose this option and not make the roof or the sail continuous?

It's just an example. I currently have "only" a large umbrella planned. But I have had such a sun sail in one of the previous houses before. Another alternative would be a 3x3m aluminum pavilion with twin-wall sheets. We have had that before as well.

Here it is only fictional, so generally speaking: Nothing has to be symmetrical in the garden. Especially if the house is equipped with different doors and windows, you use them differently from inside. Kitchen door towards the dining table, terrace door in the living room not at all. Just as you furnish a house, you also furnish the garden/terrace. In this respect, flexibility is advisable.

Should a glass roof be installed with you or opaque?
