Technical room in the attic, problems with soundproofing?

Hello everyone,
I need your help. We are planning a semi-detached house, 2 full floors and technology in the attic [vermutlich Wärmepumpe, gasbrennwertanlage, kontrollierte be und entluefungsanlage mit waermeruckgewinnung, Klimaanlage]. It does not work any other way due to the floor plan. Under the technology room are bedrooms. Access to the attic presumably only via a retractable ladder.

Now I am worried about access to the technology, especially in case of replacement and because of soundproofing.

I know, not ideal. My question would be whether any of you have experience with such a configuration and can give me tips.

I assume the last floor ceiling is a wooden beam ceiling? Use the largest folding attic ladder available (there are different sizes). All devices must be decoupled (on springs or rubber buffers). The insulation should be implemented more robustly than planned. In any case, I would consult an acoustician ([engineering office for soundproofing]). However, I also fear that you will always have perceptions: vibrations and/or sound.

I can only agree with that. If possible, of course, go onto a concrete ceiling.

Without a concrete ceiling you will always hear it. Heat pumps make noise when the compressors are running. The fans of controlled residential ventilation systems are also not necessarily quiet (depending on the load level, of course). I wouldn’t want to have it without a concrete ceiling plus good decoupling. Access... yes, as someone already wrote, you just have to have a staircase installed through which you can also get a heating system or controlled residential ventilation. These devices are not small, and above all quite bulky. Who comes up with the idea of planning something like that in an attic with a folding ladder...

Hello, we faced the same problem. As a solution, we planned a somewhat exotic idea (not yet implemented but approved by the building authority) External technical building (size for us 2.5 x 6-8m) if possible very close to the main building. Basement would have been too expensive, attic too noisy :-( Controlled residential ventilation, of course, still in a then small utility room (e.g. PluggIt systems) Boundary construction possible if no ignition point (i.e. gas/oil) Oh, and one more thing: No technician is happy to install systems there under such conditions. My brother-in-law (trained installer, now building services planner) says everyone would curse loudly, especially at an "emergency staircase"

Thank you all for the answers. I would have the last floor slab made of concrete. We will have a building physicist on board, let's see if he can calculate it, otherwise an acoustician. Do you have experience with how defective devices could be replaced?
