My parents (have been living in the house since 1986, the house is from 1972) would buy an apartment. Whoever gets the house (either me or my sister) the problem remains the same. The house is located in a high-priced area, renovation is due, one has to be paid out, one has to bear the renovation costs. For the future, interesting things like a photovoltaic system with power storage and solar system already exist.

So you are not only buying a house but also a (possibly even taxable) business.

And the problem does not always stay the same. You can also sell completely and share the proceeds.

But that cannot be the point.
The renovation is irrelevant, as the current condition is reflected in the value.

The house is old, but the property will be large, so the whole fun will already be over 700,000 euros. That means you would have to pay out 350,000 plus manage the renovation of about 100,000.

Honestly? Financially a disaster.

What are the parents going to buy the apartment with if they are already paying you out now?

After the death of your parents, will there be 2 paid-off properties (apartment and house) or just one?

If neither of you want the house, I would sell it, but it sounds more like it should stay in the family.

Difficult.

Have a market value appraisal created, check finances, make a decision.

It's not that difficult after all.

Agree with your sister that an independent expert opinion will be commissioned. You will share the costs. Based on the expert opinion, you will buy her out.

Nobody has to do anything. You can also simply sell the house.
