Once again on the topic of the brother's payout in the future.
Don't you find it unfair to assess the payout now and pay it out in 10 years? After all, the property will theoretically gain a considerable increase in value due to rising land prices/income & still low interest rates with normal use (heating/ventilation/cleaning) and that without you moving in.
Thus, the house could be worth 100k€ more in 20 years and you only want to pay the brother (that's how I read it) 70k€ after 10 years. That's not fair, I would feel cheated. In other words, 100k€ now or hypothetically 150k€ in 10 years.
My parents' property is now worth double after almost 20 years. Nothing was done except repainting and the annual heating inspection!
And when I look at the new parental support law, the justification due to care costs is irrelevant anyway, right? The child does not seem to earn over 100k€ gross now,
Besides, your estimate is strange, if the land alone is worth over 400€ and you probably have more than 500sqm, then the habitable house with land is worth much more.
