Hello!

In another thread, we were already a bit further along with our plans. However, we have now taken a closer look at the plot of land that is being offered to us by the city at a price of 99€ per m2.

The plot is 527m2 in size (red marking) and is located in the district of Steinfurt, northern NRW.





To the south (across the street), further development is uncertain because the farmer apparently wants a compensation plot, which the city has not been able to provide so far. So we would have a view of fields. If only it weren’t for this north orientation!!!

What possibilities are there to circumvent the disadvantages of the north orientation here?
Do you perhaps have direct suggestions from your own experience?
Is it generally advised against buying such a plot?



It should be noted that we have been on the city’s waiting list for 7 years and have now finally been offered a plot. The price is really good for the city, and according to the city, the next plots won’t go for less than 120€. Currently, there are no plots available for purchase privately. These are also significantly more expensive.

We ourselves have a plot facing northwest-west. I personally find it perfect, as we get the sun on our terrace from around 3 p.m. until sunset. I don't need midday sun and we primarily use our terrace in the evening hours. If the grey marked area on the plots is the building window, then you don't really have great options to place the house on the plot to better utilize the south side. The price for the plot certainly doesn't sound bad!

I can only agree with that! We deliberately decided against a south-facing plot (garden in the north and east). Since we were able to shift the house a bit on the plot, we now have our terrace around the corner (west and north) – that’s more than enough sun. During the week, no one could sit in the south anyway, as the house would then be deserted (except, of course, on weekends).

The grey marked area is primarily only a suggestion for development according to the legend. The development plan does not indicate where the house may be placed. Since I cannot read the construction drawing as a layman, I also do not know if the drawing specifies this!

I personally don’t think a north-facing orientation is wrong either. Friends of ours actually have the terrace facing south, but they spend the whole summer in the front yard facing north.

In our rental apartment, we also had a south-facing terrace and in summer you couldn’t stay on it during the day – it was simply too hot.

My parents have the terrace facing north and that is really nice!!!

So if you’re not total sun worshippers and only sit on the terrace in the afternoon/evening, a plot with a north orientation is not wrong.

I took a look at the entire development plan. So, for example, it does not state that you are not allowed to place the house on the north side of the property and design the garden to the south. You just have to make sure that with the long access road you do not exceed the maximum buildable area. However, of course, there are also disadvantages to having your garden facing the street side.
