Hello everyone,
now the post in the right place...
We are already in the planning phase and have also had some appointments.
However, it seems like they don't really want to listen to what we want...
I have set certain requirements and then we get floor plans that do not match our requirements.
I have also looked at dozens of floor plans online, but either too big (budget) or doesn’t fit the orientation...
Here are our details:
Development plan/restrictions
Plot size: 625m²
Slope: approx. 2m along the length
Site occupancy index: 0.4
Floor space index: no specification
Building window, building line and boundary: 3m to neighboring property
Edge development: with utility building (garage)
Number of parking spaces: 2
Number of stories: no specification
Roof shape: none
Style: none
Orientation: south/east
Maximum heights/limits: with a roof pitch of 0 – 27°: eave height max. 6.0 m ridge height max. 8.5 m
No neighbors to the south! Nature reserve
Requirements of the builders
Style, roof shape, building type
Basement, stories: basement, two full stories
Number of people, age: 3 (35, 25, soon born)
Space requirement on ground floor, upper floor: from 70m²
Office: family use --> guest room with double bed and wardrobe (precaution due to health reasons)
Open or closed architecture: open
Conservative or modern construction: modern
Open kitchen, kitchen island: yes, yes
Number of dining seats: 6
Fireplace: yes
Music/stereo wall: is the TV wall
Balcony, roof terrace: not necessary
Garage, carport: double garage
Utility garden, greenhouse: garden
Other:
- Entrance door with side panel
- Staircase not directly at the door
- Shower bathroom on ground floor
- Cloakroom (to avoid dozens of shoes and jackets in the hallway)
- No "corridor hallway" (we currently have this in the apartment... dark and very tight for two), can appear open
- Dressing room on upper floor
- Parents’ bedroom not next to children’s room
- Wife’s kitchen wish: U-shape, front part as counter
- Pantry not necessary
- Small storage room ground floor would be good
- Entrance via garage would be good
- Stair style free
- Garage should be on N/E side
House design
Who is the plan from:
- 2x planners from construction company
- 1x architect
What do you not like? Why? Doesn’t fit our requirements that we made...
Price estimate according to architect/planner: 350,000 - 408,000
Personal price limit for the house including floor and wall: 380,000
Preferred heating technology: LWL - underfloor heating
If you have to give up something, on which details/extensions
- can you give up: fireplace (may be installed later)
- cannot give up: shower bathroom and guest room on ground floor
Why is the design like it is now?
I assume a standard design from the planner
Which requests were implemented by the architect?
Not really
What is the most important/fundamental question about the floor plan summarized in 130 characters?
About the floor plans:
Ground floor from architect: he put the utility room upstairs, despite info basement; kitchen wrong place according to orientation; cloakroom forgotten.
Ground floor-1-builder: forgot all requirements, mini entrance door, mini hallway, utility room; looks unimaginative (this is already the second design!)
Ground floor-2-builder: garage (my opinion) on wrong side, sun orientation not good, also looks bleak...
I am of the opinion that the kitchen should be on the sunny side in the middle of the house and living/dining room then to the left,... So like an L... Then you would make full use of the sun, right? With large window front on the northern corner of the house then...
When I try to draw, it doesn't look good thanks to two left hands...
Unfortunately also bleak and boring :-(
You should be happy for a few years when you come , right?
I'm somehow missing an inspiring idea here,...
Maybe one or the other can give us a tip for loosening it up.
Your ideas are certainly better than mine
