Subsidies: how effective? And sensible when using own funds?

Hello everyone! We are still in the process of finalizing our house plans and had not considered the topic of "funding" so far, because we were always told that the effort to obtain funding would not be worth the financial relief. I am thinking of BAFA and the 10,000-Houses program (probably only in BY in effect), I don't know any others. Before we might regret it later, I wanted to ask the experts / subsidized home builders among you:
    [*]Has the effort paid off in the end, was it tedious, and would you do it again? [*]Have all additional costs incurred (the required expert is expensive, although 50% of the costs are reimbursed; possibly additional insulation measures, etc., as well) been financially "well" compensated? [*]We will mostly finance with our own funds: is such funding even feasible/sensible? - we would probably have to take out a loan with a term of a few years, who knows if that is even possible.
If you have even just 1-2 answers to the questions, and also other thoughts on the topic, feel free and thanks in advance

We had a KFW loan for the house (KFW55) and the BAFA subsidy for the heat pump. 1. Yes, the effort was minimal. We easily save the additional costs for the house and the expert through the better interest rates (2016) over the years. 2. See 1, maybe not plenty, but our effort was minimal, resulting in a good hourly wage. Be careful, what you write with the expert sounds more like KFW, but I am not familiar with the 10000 program. 3. BAFA does not fund through loans, so yes.

What are you planning, a new build or an old building renovation?

With the old building, it is of course worth taking advantage of funding:
KfW 455-B: Install a floor-level shower, up to a maximum of €5000 funding. No consultant needed, 5 minutes of work.
KfW 430: Grant for energy-efficient renovation: I have a separate thread on this, but €5000 funding minus €1500 consultant fee plus €750 consultant subsidy is definitely worth it.

Grants are also possible with equity capital.

Depending on the circumstances, further and higher funding opportunities can be used, but the consultant gets his money for that. He is well-deserved for this.


Flat-out nonsense. From my examples you can see that I get several thousand euros for little effort. Incidentally, without extra costs, because I want new windows and facade insulation anyway. But there are also things that will not pay off, such as grants for battery storage.

You have to inform yourself and not rely on hearsay. That applies to every aspect of construction.

Compare the loan costs and the return on equity and lo and behold: such a hefty construction loan is very lucrative, especially if you actually don’t need it.

In the Rhineland they say: "The devil always shits on the biggest pile." Lucky is he who has already made one.

We have waived the subsidies for the sake of freedom in construction. The concept does not fit well into the funding structure. If the concept is eligible for funding - why not check and use it.

Check if there is still something left or if the fund is empty. Application is online.
Whether it is worthwhile is questionable. You can tell that a certain tech-affine lobby is behind it. For us unprofitable, we would have had to install technology that we don't need - no funding despite 1-liter house, because of missing technology.

KFW additional measures you won’t need. You are building anyway in the KFW 55/40 range. Whether you take the funding or not.
Yes, you need a loan for that. Don’t forget the grant that is available.
An energy consultant is necessary, subsidized at 50%.
Application is quite simple.

As already wrote. A loan can be cheaper than using equity. We also still have old building savings contracts from the 90s, etc.

BAFA, if your desired air heat pump is eligible for funding, why not.

Exactly, KfW funding was missing. The criticism probably refers to that, that it wouldn’t be worthwhile.
We would only want to take a loan for a short time (we don’t want dependence on the bank): I have to check whether that is possible for only 5 years or so?

Hmm.. Do you end up stuck with the costs if you hire the advisor and then it turns out that you are not eligible for funding?
Or can something like that not happen at all?

the thing with the devil is unfortunately true, in Italy they say "it always rains where it is already wet" (Water is especially precious in Italy ).
