Our shell construction bill of quantities has 67 pages. I hardly believe that you can just quickly adapt that to your building.

What is a shell construction bill of quantities needed for? What is that supposed to be?

We had an offer with 10 pages listing what is being purchased and that was fine.

With us, all materials and quantities were precisely defined. This allowed the offers to be compared perfectly because they had a uniform format.

And that is how I imagine it as well. I can determine all surfaces or volumes exactly using CAD...

So you have already received the reinforcement plan from the structural engineer or are you calculating the steel yourself? Oh yes, the shell also includes small things like site setup, scaffolding, site door, earthworks, foundation with utility lines, formwork, perimeter insulation, hourly rate for non-flat rate services, chamfer stones, wall barrier membrane, if applicable concrete stairs with all services, supports to brace the floor slabs, etc. These are just the things that come to my mind spontaneously and that you can all determine exactly using CAD? Then you just need to write down the appropriate materials for the calculated quantities and you’re good to go. Seriously, have a professional do it or be prepared to receive several additional charges for your shell construction, because your tender will definitely not be complete and correct. By the way, my last house had a bill of quantities of 23 pages just for the shell construction without carpenter, roofer, and ETICS or clinker (I had both on the house).

Of course we need a professional sooner or later. No question. But I am impressed by how far you can get as a layman. The plans were created by myself. I make progress every day and learn more. Also from many skeptics. And there are more than enough of those here.
