Hello everyone,
I hope I am in the right place with my questions. Unfortunately, despite some research and conversations, I have not yet been able to find a conclusive answer to my questions.
About the project:
We are building a semi-detached house. Currently, we are deciding between a brick prefab house and a solid wood house.

A disadvantage often mentioned for the solid wood house is the sound insulation, especially between the floors. Does anyone have experience or tips on what we should pay attention to?

Furthermore, the heat protection of the two construction methods is not entirely clear to us. This is especially important for the roof structure, as we are planning the bedroom in the attic.
Does anyone have experience with this, keyword: summer heat protection?

Thank you very much and best regards

I hope you know the partner of the other half and their ideas – otherwise, I wish you especially good luck and recommend reading the thread by . Normally – but the search function here is currently only working on a third-division level again – I would also have suggested the search term "11ant semi-detached house." Summary: building one half as if it could be considered standalone is rather not one of the smartest plans. But I want to fully repeat myself here in full text – maybe the worldwide web search with the above search term will also lead to the goal.

Sound insulation between the floors is not a problem with solid wood. I think, as often, it will depend on the floor structure. With us Solid wood ceiling Filling Floating screed Of course, if herds of elephants stomp above, you can hear it below.

You should be concerned that the stone builders have no better ideas... Sound insulation, as already said, is a matter of the floor construction. There are several options.

Walk through a show house of your solid wood house provider and test the sound insulation. Besides the choice of construction, of course the architecture also plays a role. For example, open design is usually louder.

Here, it is less the material of the house, but rather the roof structure and window areas that are the determining factors – and whether the sun shines on the roof above the bedroom all day. Possibly only a climate solution will help if you are sensitive to heat when sleeping.

Hello, we are also building two semi-detached houses as solid wood houses. Construction will start soon.

We have thought more about summer heat protection than about the heating load. Modern houses are airtight and energy-efficient. Climate change is coming; it will certainly be warmer rather than colder.

Mass matters for summer heat protection. That’s why our fairly thick insulation above the rafters (20cm) will be made of Gutex wood fiber insulation boards. That helps with the roof.

In addition, we will be able to cool by 2 - max. 3° with our brine-water heat pump. That also makes a difference. (presumably one S1255-PC from Nibe per semi-detached house)

Oh yes, venetian blinds are also an advantage here over jalousies. Of course, window area, as already mentioned, also plays a role.

For us, a solid wood house means BSH + insulation, not log walls. That is probably hardly still approvable (my parents as well as my sister with her husband have one made of log walls. Back then, solid something around 12cm wood without additional insulation was sufficient. This was retrofitted with 8cm wood fiber insulation boards.)

According to the architect, sound insulation is no problem with BSH 12cm as a ceiling + appropriate structure. The only sound issue he is concerned about is the party wall. It should consist of 10cm BSH, Fermacell, 4cm insulation/fire protection wool, and the same again in reverse order. He would prefer to see a sand-lime brick wall there.

The question about the builder of the other semi-detached house has already come up. Here you have to agree, different materials on the roof or on the wall are problematic.

Urgent recommendation: Find a joint architect who is also an energy consultant. Currently, there is a lot of funding for KfW40(+) – easier to achieve with wood (thinner walls) than monolithic.

Thank you for the suggestions. Unfortunately, the other party (family) insists on building in the traditional stone on stone method. Floor plans, ceiling height, roof structure, etc. will, however, be identical (as far as this is possible). It remains exciting.
