Solid house/Prefabricated house - Which house should we build?

Hello dear people, we need your help, experiences, recommendations, and tips. We are looking for which house we should build: a prefab house or a solid construction house. And above all, which company can be trusted so that we don’t regret it afterward. Through browsing, we found that the following companies stand out Schwörerhaus. Do you have experience with Weberhaus and Heinz von Heiden? Our favorite is solid house construction. We hope you can help us further and especially warn us against mistakes.

Do you have a plot of land? What can be built on it? What is your budget? What is your space requirement? Are all the questions answered? A common mistake is the belief that the cheapest option must always be the most affordable. The art is probably to find the good middle ground somewhere

A fundamental mistake is also to assume that "prefabricated houses" from a general contractor/general contractor/prefabricated house provider are always cheaper than a individually planned architect's house. The calculation must include all ancillary construction costs and additional services that the provider does not have in the program, e.g. also an independent expert construction supervision that protects your interests and checks whether the promised and contractually agreed quality standard is met. Basically, the plot must first be available and the building and planning law requirements and restrictions must be known before thinking about a "house type" or desired floor plan solutions that later do not fit the plot situation.

So it looks like we didn't want to start looking for a plot before knowing what we want because the choice is difficult. I've been researching for days whether to go for a prefab or solid construction, then which company can be trusted because it's a lot of money. So our budget is between 250,000 and 300,000 just for the house. We are looking for an area with at least 160sqm.

And we just don't have a plot of land yet because if a new house is too expensive, maybe you have to take an older house after all, then you have the plot and end up not building after all

If you have a maximum of €300,000 available for the actual land development including all ancillary costs and all cost groups (outdoor facilities, garage) possibly with a basement, then this is hardly feasible for 160m2 of pure living space. Many of the ancillary costs depend on the plot of land (terrain shape, plot layout, development costs), and of course the building and planning law situation also affects the design. The total costs are thematically linked and cannot really be clearly separated in advance into "pure construction costs", "pure ancillary costs" and costs for land acquisition if the plot is still unknown. As a rule, if interested in a property, one goes to a planner/architect, states the construction budget available and commissions, for example, a preliminary design with cost estimate and basic design solutions for the building in the specific plot situation. Provided that the preliminary discussion with the architect has shown that the building project is basically feasible within the stated financial framework.
