Single-story construction, room height 2/3 rule?

Hello,

I have a special question: according to the development plan (new building area), only single-story construction is permitted. There is nothing mentioned about the roof shape. (Schleswig Holstein)

Now we would like to build a "cube house" with a flat roof. Do I understand correctly that if the ground floor has 100m2 and the upper floor 66.67m2, then the upper floor may have the same room height as the lower floor?

Or is that wrong?

The 2/3 for the definition of a full floor refers to the floor area of the respective floor, so no.

Then there would be no recessed storeys. Specifically, for SH from the building code:

"Full storeys are above-ground storeys if they have a height of at least 2.30 m over at least three quarters of their floor area. A top storey set back from at least one exterior wall of the building or a storey with at least one pitched roof surface is a full storey if it has a height of at least 2.30 m over at least three quarters of the floor area of the storey below; the height of the storeys is measured from the upper edge of the floor to the upper edge of the floor of the ceiling above, in storeys with roof surfaces up to the upper edge of the roof covering."

If the height requirements are met, he can therefore certainly build a smaller cube-on-large-cube structure.

Simply put, yes. Simply put, you may only have 2/3 of the lower floor area upstairs as a full-fledged room (with regard to ceiling height).
