Hello,

we recently acquired a small house from the 1970s and are planning a comprehensive renovation with an extension. The house is on a slope and is located in an open area (Austria). The plan is to build a barrier-free granny flat for my grandparents next to the existing basement. On top of that, our living unit with 160 sqm on one level is to be created. To use the attic as needed, it is to be accessed by a staircase.

So far, we really like the plan and it meets our needs. However, I am still very dissatisfied with the layout of our sleeping area.

It is important to us to have a large, open living area with room for many guests. The private rooms should not be visible or accessible to guests; the children's area should be secluded and have its own bathroom. Access to the attic (60 sqm with full room height) should be ensured as it is optionally planned as a playroom, hobby rooms, office, etc.
The granny flat should be as separate as possible from the main house and barrier-free accessible.

What do you like especially? Why? large living area, 2 bathrooms
What do you not like? Why? layout of the bedroom, dressing room, parents’ bathroom area; as there is a long corridor created here; overall we are also not satisfied with the bathroom layout yet; a pantry next to the kitchen would have pleased us but was not possible in this design
Price estimate according to architect/planner: none
Personal price limit for the house, including equipment: 450,000

-can you do without: large bedroom, bathroom equipment, pantry (due to large basement)

What is the most important/fundamental question about the floor plan summarized in 130 characters?
I would like suggestions for the layout of the "parents' area" because I am not satisfied at all yet. The corridor is also somewhat convoluted but this was not possible otherwise due to load-bearing existing walls.

I look forward to your opinions and ideas and am grateful for any help!

Overall, I find the basic layout quite successful. Exterior views would still be nice.

A few minor details:

In the bedroom, extend the wall to the dressing room all the way to the living room/bedroom wall and rather leave the wardrobe area open to the bathroom. With different times for getting up or going to bed, it makes more sense to separate the dressing area and the bathroom from the sleeping area than to separate the bathroom from the dressing area.

How accessible does the [Einliegerwohnung] need to be? Unfortunately, this is not clear, but the doors seem a bit narrow to me and it could get tight in the dressing room as well. At least for a wheelchair. A walker probably still works, and if it is only about sparing older people from stairs and door thresholds, then that also fits.

One more thing I notice: the children's toilet is also supposed to be used as a guest WC?

Then I would consider placing the WC door facing the hallway and possibly still giving the children their own WC in the bathroom. The children's bathroom should be large enough for that.

I think your solution for the bedroom area is great! This would also make the long corridor seem shorter!
The children's toilet also serves as a guest WC; an additional WC in the children's bathroom should not be a problem.
The door is therefore on the side because the wall facing the corridor is an existing load-bearing wall with 25 cm thickness. Therefore, the side door would be technically easier... but otherwise it shouldn't be a problem.

The granny flat is intended for elderly people. The essential areas should be wheelchair accessible in case of emergency. The dressing room is not used as such by my grandparents and is only for later.

Attached I am sending you the exterior view, but this is not yet final and only a rough preliminary draft... I would like it to be a bit more modern.

Ah, you don't like the long hallway in the bedroom: As I said: move the wall between the bedroom and dressing room to the living room wall and remove the partitions between the hallway and dressing room, then the tunnel feeling should also be gone.

Another option, which would also create a small pantry: access to the master bathroom from the hallway and then into the dressing room (door in the middle of the dressing room), eliminating the tunnel feeling completely because the hallway no longer exists. The section of the hallway in front of the previous bathroom door can be used as a pantry together with the space for the cupboard in the kitchen.

The downside of this solution: access to the master bathroom is from the entrance area and you can only get to the bedroom through the bathroom. You have to like that (I'm not sure if I would).
