Hello everyone,
I am relatively new here and wanted to introduce our house plans right away and ask for your opinion, as I have seen some very interesting feedback so far.
I will therefore try to answer the template immediately...
Development Plan/Restrictions
Plot size - 730 sqm
Slope - slight, across the plot
Floor area ratio - ?
Floor space index - ?
Building window, building line and boundary - I have attached these
Edge development - residential house on two sides, one side (still) free
Number of parking spaces - none separate
Number of floors - 2
Roof shape - shed roof
Style - modern
Orientation - entrance south/east side
Maximum heights/limits - ?
Other requirements - none known
Requirements of the builders
Style, roof shape, building type - modern, shed, single-family house
Basement, floors - yes, 2
Number of people, age - 2x 27
Space requirements on the ground floor: dining, cooking, living, workroom (can be used as bedroom in old age), toilet
Upper floor: master bedroom, dressing room, bathroom, 2x children's rooms, small room for ironing or small office
Office: family use or home office? - both
Guests per year - 5
Open or closed architecture - open
Conservative or modern construction method - modern
Open kitchen, cooking island - yes
Number of dining places - 8
Fireplace - yes
Music/stereo wall - no
Balcony, roof terrace - not necessarily
Garage, carport - garage
Utility garden, greenhouse - normal garden, rather small
Additional wishes/peculiarities/daily routine -
House design
Who planned it - architect
What do you like particularly?
Overall the style and the layout of the rooms
What do you not like?
Rear view (north), front view (south)
Price estimate according to architect/planner - €400k
Personal price limit for the house, including equipment - not much more
Preferred heating technology - air heat pump or heat pump with collectors
If you have to do without, which details/extensions
can you do without - basement garage
can you not do without - modern, spacious living
Why did the design turn out as it did? E.g.
We have already sat together several times with our architect and are already very satisfied with the layout and the designs. Basically, we wanted a modern and spacious house. The "double" shed roof was actually fixed because we have always liked it.
-----
Overall, we are now already very satisfied but of course happy about any suggestions for improvement ;). We have already adjusted the front side (south) a bit at the last meeting. There is now a window band on the upper floor that connects two windows (master + office). The windows remain separate but are visually connected with color to form a "band" - I hope I have described it somewhat understandably :)
A short sentence about the basement... We still lack the design for it. However, it will probably be a basement under the entire house and garage. According to the architect, this makes the most sense because the terrain slopes slightly and in any case a "large" foundation for the garage is necessary - additional costs for basement construction would then not be as high. We want to use the basement under the garage more as storage and not as living space.
So I hope I have answered everything sufficiently and am very curious about your opinion.
Best regards
