Good evening everyone,
I have been following for some time now, and as it looks at the moment, we will manage to build a house this year.
We are building with a medium-sized solid house provider a roughly 140m^2, 11m long and 8m wide, normal (so not a city villa) single-family house type house with an open floor plan. The plot is almost purchased, about 670m^2 plus a bit of driveway.
The house will be built to Kfw70 standard, with a ventilation system, underfloor heating, electric shutters, so nothing extravagant.
There is no development plan; the building permit only sets a forest distance of 25m to the north. This also determines the location of the house, see attachment (A). There you can also see the house that is supposed to be built in the second row. However, it is not yet decided how and what will be built.
And now to my questions, hoping someone has great ideas.
- We would like to have a garage, but it may not be built in the forest distance zone. A parking space is allowed, the purpose of which I do not yet understand, but okay. Therefore, position C1 is basically out, and for C2 I’m not sure if a garage even makes sense there? So maybe a carport instead?
- The terrace should extend around the corner at T1 and T2. Is a west terrace with 3m distance to the neighbor enough, or is that too little and better to not do it at all? Only a north terrace would be rather unpleasant, though.
- Have I overlooked anything really bad about the plot—or anything to be aware of? Third row, actually divided, shared driveway, highway about 500m as the crow flies to the east. The worst thing I have thought of so far is the garbage bin that has to be pushed to the front o_O
