For me, there is an internal order where the washing machine/dryer/environment should ideally be

[*]own room within the living environment, with drying option, folding surface for laundry, ideally also a collection point for dirty laundry
    [*]basement
    [*]bathroom
[*]kitchen, unfortunately often still in rental apartments
[*]no space at all and laundromat

Whereas 2 and 3 would change positions for tenants with a basement outside the apartment, then rather in the bathroom than in the basement.

You could still hide the view with a niche, but just the fact that one person might want to take a relaxing bath and is already looking forward to it, while the other has just started a machine, would regularly upset me as well. If you don't have your own utility room, then the stuff has to go into the [Technikraum] or at most the [Gästebad].

I actually miss the usual utility room.

Should probably include 1. That could also be the house connection room (is often a multipurpose room) or, in some cases, a rarely used guest room that is not already double-occupied as an office.

Utility room = No. 1.

HAR would be more of a second choice or comparable to a basement in a private home.

Do you want to soak hand wash in the sink? Store dirty socks and pleasantly scented sports clothes in the bathroom until they are washed? Drying rack between the shower and bathtub? The spin cycle does not feel meditative and relaxing to me.

We are not talking about a small house here. The floor area does not require space-saving measures. Just the walking area consumes endless space.
