Single-family house on an irregularly shaped plot

I am currently in the early stages of house planning and would need your help.

The plot I own is quite irregularly shaped and I want to build a single-family house measuring 12x10m and a double garage on it.

I have marked my ideas on the attached plan, what do you think about it?
I would be very grateful for tips as well as criticism.

Do you have the specifications of the [P-Plan] for this property? As a rule, there must almost always be a distance of 3m (often also 5m) maintained to the street. Whether it is even possible to build at the tip of the intersection, you should first check.

What can you say about it? Three rectangles, one quadrilateral. But it is like this: way too close to the street. You can see that this is not a city center, so keep at least 3 or 5 meters distance from the street like the neighborhood. Where is north supposed to be? Where is the terrace? Where is the access?

Is the image distorted like this or is the spacing line not parallel? Please insert an undistorted image. In [BY], a minimum distance of 3 m to the boundary must generally be maintained unless the development plan states otherwise. Garages are usually allowed on the boundary but rarely on the street.

Don't forget the north arrow.

Without a plan, with [Massangaben] one cannot help here. The dimensions are available in the Bayernatlas accurate to 10 cm.
