You said it: an architect is not a magician, but the one who has studied this subject. What is a mystery to you is normal everyday business for him. He also pays attention to the sewage pipes ;) Your problem will be: once this air hole is seen, and now the thing has to be forced into the house at all costs. I hardly believe that the penultimate drawing looked different from this one, you are trapped in your self-love for the designs. I don't mean this badly, just want to open your eyes a bit to how most builders feel. I don't exclude myself :D

Hello Jens.

Many things have already been addressed (rightly so).
Take it to heart...

Even if you think the airspace is great, hits the nail on the head – it cannot be that you have to outsource the washing machine & WT from the living area because you don’t know where to put them due to lack of space!!

As already suggested by ypg & others.... Get on track & find someone (preferably an architect) who knows about this & does it daily.

You will see, it is money well spent.
You can change the color of the facade as often as you like, but the floor plan remains & is usually no longer changeable.

Uh, yes! Details about the property and the room program, that’s enough. With any kind of "templates" you’re already limiting the architect in their work.



You can see that you can’t handle it yourself. And while an architect may not be a magician, they have studied for a few years, gained professional experience, etc. Not to mention that they don’t just create a floor plan, but also pay attention to things you (and I) probably wouldn’t even think of.

Do yourself a big favor and do the following:

Sit down with your wife and two glasses of wine for an hour one evening. During this hour, jot down the following on one DIN A4 sheet in bullet points:

    [*]The basic data of your property (dimensions, development boundaries, slopes, etc.)
    [*]Your desired room program with approximate size specifications in m² – feel free to give ranges
    [*]Your requirements for the house divided into must-have requirements and nice-to-have requirements
    [*]Your budget

Then set the sheet aside, take the rest of the bottle of wine, maybe open one or two more, and have a nice evening.
The next evening, review your sheet again. If everything fits by then, take this sheet and the property documents and make an appointment with the architect.

    [*]Garden in the northeast
    [*]open staircase plus air space = there is a draft both upstairs and downstairs
    [*]kitchen fully in the draft area - the smells will definitely spread throughout the house
    [*]bedroom too small, square children’s rooms with doors in the corner of the room are extremely difficult to furnish
    [*]huge glazing facing northeast – who will clean that? Normally people close the houses on the north side and open them to the southwest to catch the sun

Better would be:

    [*]washing machine & dryer & ironing on the sleeping floor – this is particularly advantageous with small children – and do you really want to go out of the house every time in winter to deal with the laundry, walking through the garage?
    [*]small children’s rooms with play hall or larger children’s rooms
    [*]closed office
    [*]closed floor ceiling, the air space primarily brings costs and no benefit in this way
