First: Thanks for the input. We are considering moving the entire horizontal wall on the ground floor (between living/dining and hallway) by about 0.5m to make the whole hallway narrower because there really is a lot (too much) space there. Then the sofa-to-living wall distance would also be 4.64m.

The issue with the pantry-door-to-garage is for us basically (also after the discussions and suggestions here) already dropped ;)

We do like to spend a lot of time in the kitchen and currently have a kind of small bar at the kitchen in the apartment. A small seating area would be nice.

Regarding the bedroom on the upper floor, I agree with you, definitely a point to think about.

The bathroom layout was done by the draftsman; we haven’t really designed that ourselves yet. But at first glance, we didn’t like it at all either :)

Swapping living room / kitchen is currently being discussed and possibly redesigned.

[Laundry chute I would make accessible from the hallway. Back there in the corner it bothers the toilet user and the way there is much too far for lazy people, possibly undisciplined children. The huge pantry takes up the space. Empty space is created in front of it. The path from the kitchen to the dining table is too long. It makes sense to plan the living room in the quieter part and place the kitchen near the dining area, therefore I would swap the living room and kitchen. There is a lot of empty space on the ground floor. The hallway is large, in my opinion way too large... I would put the staircase in the south so that you catch the southern sun there, which benefits the whole house. Guest WC in the east, toilet in the south is like casting pearls before swine. Definitely furnish once with your own furniture and make the space that is now the kitchen square.] Good idea with the laundry chute in the hallway. We were directly suggested bathrooms by the draftsman and are by no means satisfied with them. It will definitely be different. Like your predecessors: the approach to swap kitchen / living room is good! I actually don’t like the staircase in the south, then you have to shade again in summer if there is a lot of window area in the staircase. We will also draw in our own furniture into the first floor plan draft and then quite quickly notice where it still sticks. Thanks to you!

Let's put it this way, the drafter still needs to learn the functions of their CAD software a bit better ;) ;)

I am somewhat biased. My parents (built around the turn of the millennium) have a sauna in the basement that we rarely used because it is simply not inviting. Whether we can/will realize the sauna on the upper floor is still open.

I like your use of the term “space” instead of “dead space” :) :)

Opening the door towards the kitchen is a good approach. Maybe with a sliding door? That way a nice, wide double casement door could really be installed.

A wide entrance door (i.e. with a fixed glass element on the side) is already on the to-do list for the next meeting with the draftsman.
