is a very special floor plan with a very generous hallway and a very spacious kitchen – the question is whether this is proportional to the house.
4.14m from sofa to living room wall is definitely sufficient – if it were my floor plan, I would try to make the hallway a bit smaller, maybe also choose a different stair shape so that you have more of the living room. You have more than enough space in the hallway – plus a windbreak and a huge wardrobe. So maybe you could generate more space there.
I somehow also find the pantry inconvenient, especially the door to the garage? You then walk through the pantry into the house every time and come out in the kitchen – I find that kind of odd, but it’s a matter of taste. Especially then the 2 doors in the pantry… I would also leave out the door to the garage.
Sure, the kitchen is huge, you can make something great out of it. Even a small seating area fits in there easily. If you like a spacious kitchen, go for it.
Regarding the upper floor: Currently you have no space for a large wardrobe in the bedroom. The shape of the bedroom is of course not ideal for a normal wardrobe. You would have 3.25m space, but then it gets quite tight by the window, in front of the bed, etc... So I would actually change/adjust something there.
I somehow don’t find it so cool when you enter the door and see the shower cabin (probably made of glass) straight ahead. I don’t think the bathroom layout is optimal, but of course that’s totally a matter of taste. The staircase of course takes up a lot of space upstairs.
First: Thanks for the input. We are considering moving the entire horizontal wall on the ground floor (between living/dining and hallway) by about 0.5m to make the whole hallway narrower because there really is a lot (too much) space there. Then the sofa-to-living wall distance would also be 4.64m.
The issue with the pantry-door-to-garage is for us basically (also after the discussions and suggestions here) already dropped ;)
We do like to spend a lot of time in the kitchen and currently have a kind of small bar at the kitchen in the apartment. A small seating area would be nice.
Regarding the bedroom on the upper floor, I agree with you, definitely a point to think about.
The bathroom layout was done by the draftsman; we haven’t really designed that ourselves yet. But at first glance, we didn’t like it at all either :)
