Single-family house KFW 70 cost calculation realistic?

Hello dear forum members,

we are already homeowners (purchased an existing property) but are now possibly planning a new build.
We have visited several prefabricated house manufacturers. Solid house manufacturers will follow.
The result of all these conversations is that we are uncertain because the prices
for comparable turnkey houses are very different and difficult to understand.
I would like to receive some honest opinions and suggestions regarding our cost estimate
to find out if it is realistic or if we are planning too tight.

First, a brief summary of our wishes:

Single-family house Kfw 70: 150-170 m/2 total living space with basement
Roof pitch 28°, knee wall approx. 150, many large windows.

Cost estimate:
Turnkey house without own contribution €220,000
Basement: €38,000
White tank: €13,000 (probably necessary price?)
Incidentals: €35,000
Garage: €20,000
Basement stairs: approx. €5,000

Total price: €331,000

Additionally yard and garden approx. €15,000 - €20,000 (these will be own contributions)

Detailed incidentals:
Cost gas connection €982.00

Cost electricity connection €1,480.55
Cost house connection water & sewage €2,743

Cost soil survey €500

Cost surveying €2,582.30

Cost building permit €600.00

Cost structural engineer review €2,000.00

Cost membership building owners’ protection association €184.00

Removal of excess soil €4,940.00

Construction road and crane site €210.00

Notary and court costs €6,000.00

Hello,


Based on 160 sqm, the new build should require approx. €248,000; another €45,000 for the usable basement. "White tank" depends on the soil conditions the soil expert will find. It can be €8,000 but also €12,000. Garage costs depend on the type and size; basement access costs about €7,000 without covering.

The calculation is not bad at all. Set aside another 10-15k for unforeseen expenses and it should be doable. Of course, there are big price and quality differences with the house. Many home builders use "turnkey" with the addition (without flooring and painting work). You should plan for more money for that. Depending on how many windows, which front door, how much electrical work (LAN, cable, satellite, BUS, electric shutters) and equipment you plan to have in the house, there is no upper limit. However, for €220k, you should be able to get a solid house with a normal standard starting from the top edge of the floor.

I have about 30€ reserve as the costs are very difficult to calculate.
