I would have divided the ground floor differently. I find a direct garden access from the living area important and practical. A play area accessible and visible from the kitchen without strong sun for children is practical and an advantage compared to a rental apartment. How do you want to use your main garden? I would not place the entrance in the north. You will walk yourself tired, every parcel service walks past the private garden around the house. How is the budget? The house has no major flaws. Some things are a matter of taste. It can be reduced without loss of living space and comfort. Upstairs, I would swap the bathroom and bedroom. It does not heat up as much in the summer.

No one will use that. Everyone would knock at the patio door. I had that in the RH. Annoying. Disgusting. Never again: the visitors stand in front of the living room and want to enter exactly there. Rotate the house -> entrance in the east, then mirror the house (children's room to the south)

Thank you for your feedback. Of course, we are aware that the placement of the garage and the entrance in the north are not ideal. But that was clear to us when we bought the plot, and we could live well with it. Nowadays you just have to make certain compromises when buying a plot. That an access from the north side would be more convenient goes without saying, but unfortunately, that is not the case with our plot.

However, I don’t think everyone will stand in front of the living room door and knock. For that to happen, they would also have to walk to the west side and use the stairs to the balcony. I think people would rather go to the north side to the “normal entrance.”

We like that we currently have large south-facing windows, which also make sense energetically. Therefore, I would rather not rotate the house. Moving the entrance from the north to the east would of course still be possible, but that would probably only save a few steps, so I don’t know if it would really make a difference. Basically, we quite like the ground floor layout (except possibly the wall to the kitchen).



The budget is about EUR 500,000. The garden is currently planned with a slope at the bottom, then a few shrubs/hedges and then a lawn area. Or do you mean how we want to use our garden? It is clear that the floor plan could be smaller with a landing staircase or a spiral staircase, but we want the straight cantilever staircase. Or do you think it would be possible to reduce the floor plan with this variant as well?

Where do you want to have barbecues, drink coffee? Where should the children play? At the moment, everything stays on the terrace and the garden is work.

Your basement covers a large area that you don't need. Large bathroom, XXL office (can be smaller), anteroom, second room. Your budget is tight or not sufficient for the house with a basement, double garage, outdoor facilities, etc. You will get a decent house for the budget, please do not misunderstand. For one with outdoor facilities, balcony, exterior stairs, it is not enough.

The path from the garage to the front door costs money and must be cleared and salted. I believe the parcel service will often knock at the lower door.

I would place the entrance below on the east side and arrange the living spaces differently. Cooking and eating downstairs towards the garden or upstairs a balcony (for eating) with a level transition to the play garden. Children don’t need direct sunlight anyway.
