Single-family house floor plan: Ideas wanted!

Hello,

we are looking for ideas and opinions about our floor plan. The drawing comes from the builder based on our pencil sketch.

Detached single-family house on a narrow plot

Regulations:
Footprint (external walls) max. 110 sqm
Length to width ratio at least 1.2:1
Gable roof with 24-25° pitch, ridge direction prescribed (south side is the narrower one)
2 full floors, max. height from upper edge of terrain to upper edge of roof covering 6.4 m
Access path prescribed (road on the south)

Our wishes
2 separate residential units separable (for later use in old age)

Ground floor:
Living room separated from kitchen / dining area (currently open plan kitchen, but small kitchen + dining room would also be OK)
Dining area expandable for 10 people (possibly also thinkable in the living room)
1 guest room / office (or bedroom for old age or illness)
1 accessible shower toilet
Since we often have guests, separation of guest room/shower would be good – I just don’t know how.
Living room: The tile stove heated from the hallway has been already almost optimized away for cost and space reasons.
Storage room / spacious wardrobe / mudroom

Upper floor:
3 bedrooms
Bathroom with bathtub, shower, washing machine + dryer
1 laundry room / storage space for clothes and laundry

Basement:
Not heated, simple
Heating + storage

Stairs:
should be comfortable, at least 1 m wide
is 2.5 x 2 m sufficient for this?

Other:
Entrance on the east, 4 m distance to the property boundary
On the west 5 m distance to the property boundary

In my opinion, this will be difficult because of the wardrobe.



If by disabled-accessible you mean wheelchair accessible, you should pay attention to door widths and sufficient freedom of movement, e.g. in the bathroom, future bedroom, etc. However, this will be tight or impossible in some places for you.



Why not just a complete "laundry room" with washing machine and dryer + storage?

The bathroom is not big enough to accommodate the T.
You have to make the wall for shower and toilet each at least about 90 cm wide; plus the partition wall between toilet and shower is about 2 m. Then you would have about 50 cm left on each side to walk through. That is too little.



I suspect that 2 m will be too little. We have a 0.80 m half-turned staircase and that is, as far as I know, about 2x2 m.

is very small - I can't even read the text at the back on my 27-inch monitor :( A phone camera without a flash can at least take photos plan-parallel. Otherwise, please turn off the flash, shoot directly from above, full frame, and increase the resolution a bit. Our eyes will thank you ;)

A lot doesn’t fit here.


Is that supposed to be the eaves height or the ridge height?

Stairs:


Kitchen:
Large table with a room depth of 350 cm, of which 60 cm are kitchen units. You can hardly walk around the table if the chairs are all occupied.

Bathroom ground floor:
Something is wrong there... shower marked, but room width only 2.2 m... how is the WC supposed to be placed there?

Bedroom 1 upper floor:
3 m deep... is there really supposed to be a wardrobe along the long wall at the bottom? That leaves about 235 to 240 cm depth for the bed, whereas the bed including frame alone takes up 210 cm. The passage between wardrobe and bed would then be only 25 to 30 cm.

Bathroom upper floor:
I see it the same way as Musketier.

And now please draw everything with real wall thicknesses, then some corrections will already result...
