Hello everyone,
we are currently considering whether it would make sense to integrate the garage into the house.
The garden should face south. We are a bit unsure about the size of the garage and whether it really needs to be that large. An alternative location for the garage would be the right corner on the drawing near the 11.5 close to the sidewalk. The designs are by us.

Who is supposed to be able to make sense of your information? Which plot of land? Extension of an existing house? Edge development – don’t you need to maintain distances to the street? Will this be approved? And the sketch will probably not be easily compatible with a final plan. 2 x exterior walls plus 2 x interior walls come to roughly one meter, which will be lost in the width (of the house). Of course, you can deduct this from the 1.50 hallway ;) So: with these questionable details, you should provide some more information!

Hello Yvonne, then I'll correct it right away ;.).... now the property is the one with the inn and the red lines, this building (barn) will be removed. The single-family house will be built attached to the existing building, wall to wall. The path on the west is private, so we don't have to keep a distance there. The gap drawn between this path and the building is rather intended as a walkway to the house and as a potential route for the house connections. The walkway at the bottom can be built up close, so you practically have to turn right towards the garage.

Just as I thought :)
And how much area are you allowed to build on? Should it be two stories or have a gable roof with the resulting slopes?
In the sketch, you have neither an adequate hallway nor a functional kitchen.
The northern part of the plot is unused. In this respect, I would relocate the garage and utility room/freezer to the north outside the main house structure. The utility room adjacent to the house, which can be roughly estimated as 8 x 12.

Is the plot 40 meters long?

According to the development plan, a maximum of 25% may be built over, but since almost no one in the residential area has adhered to this, 30 - 35% is more realistic according to building law. It will be one story with a 42° gable roof. The neighboring building has an eaves height of approximately 4.6m, we will match that and thus aim for a knee wall height of about 1.4 - 1.6m. There would also be space for a DG2, although this is still unplanned and currently not needed.

For the hallway on the ground floor, we had thought of 1.5 - 2m width, provided the straight part is reduced to about 3m width. The kitchen is planned opposite the stairs; we are still undecided about its design. It could be visually separated from the stairs by a partition wall.

We had already considered the idea of a utility room next to the house, where 6-8 sqm would be sufficient just for the technology / water / gas / sewage, and the heating would then be in the building?

The plot is about 41m long.
