In general, it is beneficial to plan abstractly first before "painting." It is often (dramatically) underestimated how difficult it is to wash out the manifestation of "Pinterest in the mind’s cinema." And in the end, you end up with a "hall pool" in your little Neuschwanstein.

I see this differently in this case, as the title is: "Criticism, Feedback, Suggestions...", so just bring on all your opinions.
I see the problem here more as clinging to one's own "dream," which I absolutely understand. Maybe at first you can't imagine that dreams simply change or adapt to their possibilities.
It is difficult, but as a home builder you should welcome open criticism, even if it goes against your previous dream. As soon as it becomes a battle of opinions, which you see here again and again, the outcome loses quality.
The repeatedly requested general contractor drafts could contribute to a constructive and goal-oriented discussion; it's not about good/bad.
So where are they.....?

That is the nature of a discussion that thrives on brainstorming and usually leads to the goal. But not here: it revolves and twists here around the room program and the question of why the OP has delved so deeply into the square meters here. Questioning causes, correcting errors in the plan is also part of the witchcraft. The classic mistake is the missing cloakroom, which also offers a point here for better planning. Unfortunately, the OP is not really getting going, so one can hardly help here.

Hello , keep your chin up, drawing and engaging with it is fun after all. Here’s my two cents on that:

Free yourself from what "people usually do" and think about how you want to live. For example, we don’t care much about the representativeness of the entrance and we even integrated the laundry room into it. A no-go for many, but great for us. It also saved space.

Expensive are little-used areas and traffic routes and the number of sanitary rooms. A classic unused area arises in most "all-purpose rooms" between the dining and living areas. Stairs especially need a lot of space because often a hallway for walking around is planned. If it’s possible to minimize this surrounding space, this wish can also be space-efficient and contribute to lower construction costs. Sometimes thinking "outside the box" helps. As a layperson, you quickly hit limits and neglect things that then make the whole thing more expensive again.
Develop a sense for spatial feeling and don’t just visit show homes in the usual prefab house exhibitions but also providers of small houses. See what you can learn there and what you like.
You get a very good design in working with an experienced person who doesn’t focus on room sizes and numbers but on the requirements of your preferred lifestyle.

In general, I would agree with you, because in my opinion too many threads in this forum are shredded. But here?

It is written that the previous visit at GU was disappointing (why actually?), in the second round, to make one's own design affordable, the ideas were not taken up (which ones actually?) A look into the specification sheet shows: hmm, it shouldn't actually be unsolvable. Upon inquiry it is written that it simply does not please (yes, WHY?) and then felt to have withdrawn. Which is a pity because some here could really support the design well and concretely and partly designs are also improved here through their own drawings.
