Single-family house - floor plan, cost estimates for implementation?

Hello dear ones,

my husband and I would probably like to tackle the topic of building a house in the next one to two years. We had a consultation today regarding Wohnriester and also briefly talked about our financial possibilities. We already had an idea for a floor plan tailored to our desired plot of land. Here are some key data points:

Plot: approx. 1170 sqm (40€/sqm + development costs), flat
Building window: approx. 30 x 25 m (so plenty of space)
Requirements: knee wall 75cm, 1 full floor, roof pitch 35 - 48° (only gable roof)
Other: connection to the street in the southwest via a turning circle, but there may be an option to create a small driveway to the southeast, a meadow (arable land) lies to the east, and the kindergarten borders to the north

House:
- no basement (cost reasons, storage space in the attic)
- heating not yet decided (preferably controlled ventilation with heat recovery + underfloor heating in the bathroom and dining room)
- two adults and two children (one already here, one planned)
- whether the house should be solid or with a wooden structure has not yet been decided
- double garage is planned with terrace, as garages should also have a gable roof
- KFW 55

Now we would like suggestions, criticism, ideas, and maybe someone can give us a ballpark figure of the price range we might expect with this floor plan.

The windows in the gables are visually too close to the roof; from my experience with our planning/structural shell, they are also not feasible from a construction standpoint because beams above the window have to support the roof. But I am not really sure about that. The two rooms by the stairs seem unsuccessful to me (no properly usable living space due to awkward cuts). Upstairs there is a lot of hallway. Why do you need a roof terrace if you have a large garden? The roof terrace consumes a lot of the budget. If you place the stairs where the pantry/storage is, you would probably have more space (walls allow for that). But then you would have to forego the roof terrace accessible from the hallway, as then it would only be accessible from the master bedroom.

Just as a food for thought - if your financial means are sufficient, I would not postpone the new build too far. Not because of the low interest rates - that is not a sufficient argument for me - but certainly because of the upcoming Energy Saving Ordinance. If you plan to include KfW funds in your financing, currently the Energy Saving Ordinance 2009 is the standard; by 01.01.14 at the latest (if it even takes that long), the amended Energy Saving Ordinance 2014 will be the basis for applying for KfW funds. This means that you will have to plan for about 30% more insulation and thus higher costs for the new build.


If your attached floor plans are approximately to scale, you are planning a house body of 11.00 x 9.00 m on a slab foundation, brick-faced as a KfW 55 efficiency house plus walk-in double garage.

Approximate costs for a solid-built single-family house in a solid medium standard:

Plot: €46,800
House as KfW 70 efficiency house, brick-faced: €246,000
Expansion-ready attic: €6,000
Additional cost KfW 55: approx. €25,000-30,000 plus "x" depending on location of the plot and soil conditions
Double garage as masonry garage: €23,000
Additional cost as walk-in garage: €8,000
Typical ancillary construction costs: €35,000-40,000
Painting work in EL: €10,000
Floor coverings in EL: €10,000
Outdoor facilities in EL: €10,000
Reserves for extras: €10,000

Total approximately: €439,800 without potential extra foundation costs.

Hello Nelli,

here are just a few points that caught my attention:

You want to plan a knee wall of 75 cm. Take a look at where your 2 m line runs. With the current sketch, there is a real risk of hitting your head when getting in/out of the bathtub and possibly at the beds.

Otherwise, I wondered to what extent the program only offers double windows as an option. Double windows are planned everywhere - even in the small storage room. Light is a great thing, but here the cost-benefit question arises for me. If you run into budget problems, I would take another look at the window item (e.g., double windows in the storage room, dining room, possibly the staircase - as first noticeable points). As with ypg, I also find the office and the children’s room very awkwardly shaped.

With a 75 cm knee wall, dormers make sense - but they also cost quite a bit more.

Otherwise, I envy you right now for your plot of land - your building envelope is larger than my entire lot, and I even paid more for mine :mad:.

Hello,

first of all, thank you very much for the quick and constructive replies and the calculation. We have been thinking about the comments and the following has come out of it.


We have changed the windows. On the one hand, they are now single-leaf doors, on the other hand, we have pushed the windows 10 cm inward at the top each. But this is only our sketch anyway, the architect / structural engineer will have the final say (regarding beams etc.).

The biggest change, however, is the staircase. It is now supposed to be an open L-shaped staircase, which makes the two "intersected" rooms more usable. We weren’t really satisfied with it either, but at first, nothing really came to mind. Now it's better, thanks for the suggestions. Hopefully the access under the staircase is feasible and not too oppressive...

Regarding the roof terrace ypg; only a gable roof is allowed for garages in our building area. We hope to be able to circumvent this with the roof terrace. A carport would be an alternative, but we would definitely prefer a garage (both of us are motorcyclists).

Thanks for the tip from the construction expert regarding the energy saving ordinance; unfortunately, we won’t be able to build this year. On the one hand, we only really decided on it two months ago and are still in the first planning phase, on the other hand I am currently finishing my studies and we need two full incomes for a reasonable loan installment. So the starting signal can only be given in spring / summer 2014.

Regarding the knee wall, f-pNo; we currently also live in the same building area (renting), both houses have the same specifications. As far as I understand, the knee wall here refers to the outside. We just measured the distance between the floor and the start of the slope; in our current apartment it is 105 cm high. We want to try to have it done the same way in the new building. That would then be completely different :D.
Oh yes, and regarding the plot size, you probably have your plot closer to an urban area than we do. We live in a village of 2,500 inhabitants and it takes 45 minutes to the next bigger city (Osnabrück, Bielefeld or Minden – all only country roads). But we wanted to live in a rural area :o.

So I hope I didn’t forget anything in my novel.
