Single-family house floor plan 175 m2 - improvement suggestions?

Hello,

We are currently working on the floor plan design; attached is the architect's proposal. We generally like the floor plan very much, but I find that an unnecessarily large amount of living space is wasted on the hallway/foyer/staircase. Does anyone have suggestions for improvement?

Development plan/restrictions
Plot size 2,200 m2
No slope
Construction is in Saxony-Anhalt
Number of floors 2 floors
There is no development plan; it should only fit with the buildings on the street (purely residential area)

Client requirements
Style, roof shape, building type: simple form, shed roof
Without basement
Number of people, age: four persons, including two children of kindergarten age
Space requirements on the ground floor: living room, large kitchen, pantry, WC with shower, guest room, utility room
Space requirements on the upper floor: bedroom, dressing room, three children's rooms, bathroom, additional toilet
Sleep guests per year 1x/month
Closed architecture
Conservative construction
Kitchen: preferably with cooking island
Number of dining seats 6
No balcony, roof terrace
No garage, carport

House design
Planning by:
- Architect
What do you particularly like? Why? Flexible and adaptable floor plan; it could later be divided into two units
What do you not like? Why? Too much living space wasted on hallway/foyer/stairs
Preferred heating technology: heat pump, underfloor heating

If you have to do without, which details/features
- You can do without: gallery on the upper floor, additional toilet on the upper floor
- You cannot do without: floor plan must remain adaptable

Why is the design as it is now?
It is important to us that the single-family house can be divided into two residential units

What is the most important/basic question about the floor plan summarized in 130 characters?
Can the hallway/foyer/stairs be reduced?

Please draw your desired furniture in original size. I see a few corners that I don't like, but I would first like to get to know your usage.

The two residential units are wonderfully done.

I am looking here for the single-family house in which one family lives. For me, this floor plan has nothing of a single-family house.

Exactly, these are already 2 separate apartments each with a narrow, dark hallway.. And architects draw things like that? :rolleyes: Really awful!

On the ground floor, the dining table has to be in the kitchen, or it will be very tight with the sofa in the living/dining room.
I would prepare the door to the hallway but not install it to have better access to the pantry with the groceries.
In the attic, one children's room is significantly smaller than the other two.
The dressing room is missing the passage to the bedroom.

I really find it difficult to imagine living in the house alone (so just 1 residential unit)... Somehow nothing really fits.

For two residential units, everything is certainly relatively well divided and also sensible (at least most of it), but in my opinion not well livable as a single-family house.

The most important and nicest room in the house is, of course, the living/dining/kitchen area - here I miss the dining area.
Your living room is already relatively small, or rather, it will be almost impossible to set up an appropriate dining corner since the kitchen is adjacent in a straight line. I also find this visually very difficult.
