Hello,
after reading along for some time, I now want to actively contribute to the forum. A concrete question offers itself for this. My wife & I have been looking for a small plot (approx. 400 m²) on the left Lower Rhine for several months.
So East Holland
Since he only wants to complete the so-called "refined shell" himself (for warranty reasons)
What nonsense ... the general contractor passes any potential claims on to his subcontractors anyway ...
we are supposed to take care of the subsequent trades ourselves afterwards.
As a layman - without knowledge - without professional support? Very brave!
We would now be interested in how "serious" the cost breakdown of the subsequent trades is. Here specifically the figures:
KfW 77 house (1.5 stories) 166 m² living space // 190 m² without slants // no basement
No one - not even from the region - can reliably answer that! I can give you the total costs. Bearing in mind that in your region more work is done on weekends than during the week, you can decide for yourself whom you want to trust and whom not.
KfW 70 with 166 sqm living area and gable roof: EUR 249,000
Detached garage 3 x 9: EUR 11,000
Additional construction costs: EUR 35,000-40,000
Painting work in EL: EUR 10,000
Floor coverings in EL: EUR 10,000
Outdoor facilities in EL: EUR 10,000
Reserves for extras: EUR 10,000
Totals all in EUR 340,000 without land.
One more word about the values you posted for the finishing trades. The figures suggest that the single-family house at the end is a quadrangular box with a roof on it and nothing more; creepy. If these values come from your provider, then he should also complete the project. As I said, he probably passes on any warranty claims anyway.
