Single-family house - Cost breakdown

Good morning everyone,

after having read along for some time, I would now like to actively contribute to the forum. A concrete question lends itself to this. My wife & I have been looking for a small plot of land (approx. 400 m²) on the left Lower Rhine for several months. As luck would have it, we were offered a plot two weeks ago - but with the condition of working with a builder. After the initial key data were clarified, we were handed a cost breakdown. Since he only wants to complete the so-called "upgraded shell" himself (for warranty reasons), we are supposed to take care of the subsequent trades ourselves. We are now interested in how "reliable" the cost breakdown of the subsequent trades is. Here are the figures in detail:

KfW 77 house (1.5 stories) 166 m² living space // 190 m² without sloped ceilings // no basement

upgraded shell + garage + plot: €260,000

finishing costs:

electrical: €6,000
heating (air heat pump) & sanitary: €24,000
plastering: €6,000
screed: €6,000
stairs: €3,000

total: €45,000

remaining costs without own work:

painting work: €5,000
tiling work: 150 m²: €9,000
interior window sills / raised bathroom / WC walls: €1,000
sealing: €500
interior doors 10x: €3,000
satellite system: €1,500
garage sectional door: €1,500
house connection (electricity/water/telephone): €4,000
sewer connection drainage: €1,500
earthworks garden / rough grading: €1,000
paving work (100 m²): €6,000

total: €35,000

total: €340,000

Perhaps someone from the region can say something about the costs of the individual trades?

Who made this list?
There are some differences compared to our prices. We built in Lower Saxony, where building is generally somewhat cheaper.
Just the earthworks for the drainage (with cistern) cost us over 5000 €. Even the electrical work for our "small" additional requests was already worth 3000 €, and in the tiling work it seems the material might have been forgotten?

Thank you for the feedback. The list was prepared by the contractor who built a similar house last year. For the tiling work, the calculation was as follows: 30 € per sqm of tiles + 30 € labor. This trade could still be requested at short notice yesterday and probably corresponds to the reality in the region. Do I understand your statement correctly that apart from the points you mentioned, everything else is more or less okay?

No, I lack the knowledge for that as a "pure client". But I do know that BUs almost always state the lowest value, as they want to sell their product (house) without concern whether the buyer (client) can afford additional costs. For example: Tiling work: does the 30 € installation refer to standard 30 x 30 or also to 30/60 (60/60), possibly laid in a pattern? Net or gross amount? What about the baseboard? Is that included? In my opinion and based on acquired knowledge, 9000 € for a total of 150 sqm tiling work is set far too low. But wait for other opinions.

Electricity alone will not be enough, unless the standard equipment is sufficient for you. However, we would not get very far with that - without a BUS system, we spent about 1,000 euros per sqm of living space.

I hope there was an extra zero in there. We spend 4,500 euros just for the material without installation costs for 120 sqm with a lot of individual customization.
