Hello everyone,
I have been reading this great forum for some time now and would like to share my planning status with you – since many eyes surely see more than just four.
We have been planning to build a house on a field-edge plot (unfortunately facing rather east) for some time – ideal for 2 people – and definitely suitable for 5 people, as my children from my first marriage still visit regularly. Therefore with rooms that might initially be children's rooms but later can be used for something else (sauna, guest room, etc.).
At the moment, there are still issues with the plot, which could take a few more weeks – so everything is still open regarding the design, i.e., everything is still "pre-planning"...
We ourselves are two working adults who like cooking, walking, and enjoying wellness – and need little "waste corners" as space – however with the "inner conflict" that one always likes it open and spacious – the other prefers it cozy... after various attempts with an age-appropriate bungalow with a living basement, city villa with a hipped roof – we ended up with a "classic" single-family house with a gable roof – but a high knee wall (1.70m) as a compromise between cozy = sloping ceilings and open space = full ceiling height *g*

Development plan/restrictions
Plot size: approx. 700sqm
Slope: No
Site occupancy index: 0.30
Floor space index: 0.45
Building window, building line, and boundary: Building window on the street side, field-edge location, area to keep free for nature conservation/hedge at the field. Building area about 500sqm of the 700sqm plot.
Edge development: No special conditions
Number of parking spaces: 2 required
Number of floors: 2 full floors permitted
Roof shape: All shapes permitted
Style direction: everything except log cabin permitted
Orientation: ESE
Maximum heights/limits: ridge height 9.5m
Further specifications: at least 3m distance from street to garage/building
Requirements of the builders
Style, roof shape, building type: modern, clear, open: gable or hipped roof (maybe 2 shed roofs?), city villa or classic single-family house architecture
Basement, floors: rather no basement, instead 2 floors + usable attic
Number of persons, age: 2 (about 40) (+ 3 residential units/holiday children 9, 12, 14)
Space requirements on ground floor, upper floor
Ground floor: Open living, dining and kitchen area (generous kitchen + pantry?), study, utility room, guest WC
Upper floor: Children’s room 1 (later guest room), children’s room 2 (later sauna/sports), bedroom, dressing room, bathroom
Office: home office
Overnight guests per year: 3 children (9, 12, 14), occasionally guests
Open or closed architecture: preferably airy, open
Conservative or modern building style: rather modern
Open kitchen, cooking island: gladly both
Number of dining seats: at least 6
Fireplace: yes, preferably visible from living, dining and kitchen
Music/stereo wall: no
Balcony, roof terrace: not really, maybe roof terrace on garage?
Garage, carport: for 2 cars, maybe workbench, equipment, bicycles
Utility garden, greenhouse: no
Additional wishes/special features/daily routine, also reasons why this or that should or should not be:
- Different working hours require that one gets up earlier, gets dressed and ready, and the other can continue sleeping
- The 3 children will eventually not visit as regularly or at least not all three at the same time anymore -> rooms must be sensibly usable in the future as well

From whom is the planning:
Basic design from a prefabricated house company, further experimented with myself in SweetHome3D.
What do you particularly like? Why?
- Connection of garage to main house (you can enter the house with groceries without getting wet)
- "Parents’ wing" (one door closed, no one has anything lost in our closets and bedroom)
- Room usage concept (no rooms that become superfluous later)
- Pantry behind the kitchen (one can also use grain mill, non-decorative tools etc. in the back room)
- Study next to living room: you are not separated from the cooking better half during the tax declaration and are within calling distance without a radio
What do you not like? Why?
Pantry has no connection to the garage – open kitchen maybe too small? (bay window already enlarges the living space)
Price estimate according to architect/planner: approx. 400k
Personal price limit for the house including equipment: would be nice to come in under 700k total costs including 150k plot...
Preferred heating technology: fresh air heat pump
If you have to give up, on which details/extensions can you do without: too many / floor-to-ceiling windows.
Can’t do without: open living/dining/kitchen
Why did the design turn out the way it is now?
Generation 5.5 house, Weberhaus as a basis, changed in 3 meetings and own work – after we had already considered a solution with a bungalow and living basement (first attempt) and then a city villa (second attempt)...
What is the most important/basic question about the floor plan summarized in 130 characters?
Even if the house looks like “off the shelf,” I believe the details are what make it somewhat special – and it would be great if there are hints and suggestions about what we might have overlooked or forgotten when planning – and what we should consider since it is still so early in the design that we still have everything in hand...
I would be pleased about creative hints, suggestions, ideas, questions, etc. and the subsequent discussion
