We specified a city villa to the architect because we are not really fans of a modern architectural style. Therefore, he couldn't design much. Clear lines were also given as a requirement.
A lot of space, little house.
Some details remind me of the 80s (years). How old is the architect?

The problem is that our bed alone already takes up 2.4 m in width. Next to the bed on each side a small table, then the entire space up to the wall is occupied. It’s a matter of taste with the access from the office to the balcony. But I don’t see any disadvantage in there.
Clothes in the bedroom. And then what’s the dressing room for???
Why access to the balcony from the office? That’s where you need it the least.

At the height where the terrace ends, a kitchen bar is supposed to be installed.
In my opinion, it should be no problem to install a U-shaped kitchen where there is enough space for cooking.
I will still insert the site plan so that the location of the pool can also be discussed in detail.

Not to be criticized are 200 sqm, unfortunately the result is to be criticized.
I want to see the kitchen furnishings, with the utility room planning it will already be rather unfavorable.
Unfortunately, a site plan is also missing, e.g. the drawn-in pool. But it reads more like you then come wet through the living room back into the house. Therefore, for me, the location of house/pool, terrace should generally be reconsidered.
Bathroom .. 14 sqm ok, but position shower/toilet ... no. Whether the bathroom has to be accessible from 2 sides is rather a matter of taste. I just want to mention the point "teenagers and overnight guests." In the bedroom I would be interested in the bed position, yes probably on the north wall .. that then really creates a lot of unused space. More optimal use of space upstairs would probably also allow the installation of a small second bathroom.
But, as I said, the site plan is missing and I would reconsider the pool usage intentions again.

Understand that if you want. Unfortunately, I don’t. Which style do you prefer now? My comment regarding the 80s/90s was not aimed at the house shape – there are things (which I mentioned) that should simply be reconsidered whether they fit into today’s time. However, the staircase fits very well into the old villa era, but just not into the modern one. This therefore justifies my comment when it comes to modern architecture. Since views are completely missing.... :rolleyes:

Attached is the site plan. I wanted to build the pool facing west, as it takes up too much of the property to the north. Other suggestions for orientation and size are welcome (planned size is approximately 9x3m).
