Is ok. If it's a personal thing like that. For comparison: Our living room is bigger and we have 2.65m. That's still good. If you’re not 2-meter people, you’ll have forgotten about that one week after moving in. But a good bargaining position if it gets too expensive.

How do you get to the attic? Only through the hatch? Then the storage space up there is hardly usable.

And which wall shall that be? Right side of the plan? If a 60 cm deep cabinet fits there at all – with a bench under the window, you can’t open the cabinet.

And how often a week is the stairway to the attic lowered? And how much standing space do you have there? And which door is supposed to block the stairs so that you can’t get into the rooms?
But surely not for hobby stuff...

You are sugarcoating quite a bit.

The location of the guest WC and the walk-in closet would be a reason for me to redesign. You mentioned the problem of orientation at the beginning. I wonder why you didn’t address that in the floor plan as well?

Otherwise, even with some shift of windows and doors (so not clumsily centered, but thoughtfully... and the terrace window in the north also makes the house skewed) this would be a good design with a north-south orientation.

Yes, difficult to combine everything. Especially the stairs, large utility room, no living space facing the street, [KZ] to the garden. And the house must be placed at the bottom of the plot. We have looked at many ideas, do you have a spontaneous idea?

Out with the single-flight straight staircase and voilà, a narrow house also works

Yes, entrance in the east, the open-plan space on the entire western side for example. Children's rooms at the front, if there isn’t a federal road right there. Further details will emerge.
