Single-family home turnkey construction costs

so far I have assumed that a turnkey construction costs about 2-3 TEUR/sqm.
Now I have just received our first cost offer and I am somewhat shocked ...
The offer is between 4,000 and 4,500 EUR/sqm ...
It is a completely normal single-family house, not a luxury villa.
What do you think about that?

A little more input would be helpful - any kind of details such as size, location, type of construction, builder. Normal is relative... What do the 4000€ refer to?

Is that including the property? Then it is realistic depending on the location. Without the property, that would already be a rather luxurious equipment...

Of course, I don't know what kind of construction, size, etc., but > 4,000€ / m2 JUST for construction sounds pretty high at first.

In my comparison of 6 prefabricated house manufacturers, all turnkey prices are actually around +- 2000€ / m2.

Of course, there are still the plot, incidental construction costs, garage/carport, and possibly special equipment.

Where is the project supposed to be realized? What do you even imagine?

I think in order for you to get further assessments from some great forum participants, various information will still be needed.

It is a detached house built with bricks in the Munich district. The plot is not included. Whether the garage is included still needs to be clarified, this is not evident from the offer as no individual services are listed.
