What house size are we talking about here currently? 250,000€ is roughly 125m² WITHOUT garage and WITHOUT additional construction costs, which are not insignificant with a hillside location. A granny flat means more than just building a basement. It has to be habitable (expensive), separate entrance, own bathroom, etc. Many extra costs. Could it be that you only want to build the granny flat to be able to take the KfW loan, and that you only want to take it because you don't have to pay it back for the first 5 years? Sorry, but you won’t cover the extra costs with your 3% stock return in the first 5 years. Well, ask the bank about maximum amounts and meanwhile familiarize yourself with the costs of building a house. You are still very much at the beginning. That’s not bad, but you need to get concrete offers and prices from providers. Estimate additional costs, especially due to the hillside location!

I don't think anyone has managed that yet with house construction and land purchase.

We have a 1.5 percent repayment, it was no problem at all.

I have been making good profits with stocks every year for 4 years now, and we use the [Sondertilgung] for that.

When was it concluded?
What was the equity to debt ratio?
What is the total term?
How high is the installment in relation to net income?

Some institutions have basic rules, you can't go below that; some decide based on various factors.

Back then between 0.2 and 0.3 I think, at that time it was parental leave and I don't remember exactly what we stated.

Then the bank probably said, total term is okay, payment despite parental leave within a reasonable ratio to the installment, and no 100% financing.

Many banks no longer go below 2%. And in the current times a few more will join. Especially when the parameters tend towards 100% financing.
