Hello everyone,
I am about to decide whether to accept a shell construction offer. I hope for brief comments with an assessment of whether the amount of the shell construction costs (from the foundations, without the roof, without earthworks) is "reasonable." Many thanks in advance for that:
157,000 EUR
- including materials and labor for masonry and concrete
- excluding planning services
Some facts:
- Basement with integrated garage (under the house, hillside location) 2 more full floors, gable with 25-degree roof pitch
- Basement footprint 138m² + ground floor 130m² + upper floor 132m² = 400m² (attic not developed, open to the ridge)
- official living and usable area without garage: 265m² (many open spaces)
- according to previous statements, structurally rather complex due to large spans of the ceiling on the ground floor, many concrete supports, many floor-to-ceiling and ceiling-height windows, some self-supporting cantilevers
- gross volume 1312m³
