We have the opportunity to purchase a nicely located plot of land in a new development area. The selected plot is approximately 630 sqm and is situated at the southwest corner of the development area, adjacent to a forest to the south and west (20 m distance to the property boundary), with the forest lying slightly higher than the gently sloping development area. The development area itself is ideal for us (very good transport connections, very good infrastructure, quiet location, proximity to our workplaces). Based purely on the zoning plan, our choice clearly fell on the mentioned plot – see attachment.
The only possible drawback of the plot could be the forest to the west – as beautiful as it is at first glance. We noticed during several viewings at different times that the western forest plots already become shady in the afternoon (from around 3-4 pm). With a higher sun position in summer, the shadow naturally shifts to a later time.
Would this be a reason for you to refrain from purchasing? Or is this a "luxury problem"? Are our concerns perhaps unfounded and we are attaching too much importance to it? Other plots further east in the development area currently still have sun when there is already shade on "our" plot. However, this can of course change once the areas are built on.
Currently, we live in an apartment on the 2nd floor and have sun on our balcony all day long. In summer, this is hardly bearable until late in the evening, far too hot. Now in spring or autumn, however, we enjoy the sunshine after work. The latter would probably be eliminated in the future – unless a few rays occasionally penetrate through the trees.
