Hello everyone,

I have the following offer:
Semi-detached house, built in 1999, solid construction
With basement and living area of 140m²
Double-glazed plastic insulating glass windows
Energy certificate E141.1
Solid construction
Oil condensing boiler, wood stove
Underfloor heating in the living/dining area, radiators upstairs

The following work would be necessary in my view:
- Renovate bathroom and guest WC
- New flooring upstairs (currently cork flooring)
- Re-taping on the ground floor and upstairs
- Exterior facade painting
- Heating system from 1999, still has about 9 years remaining until renovation is necessary. Therefore, not immediately necessary.

Own work: removing and installing new flooring, removing and re-taping wallpaper, gutting bathroom and guest WC.

What financial effort can be estimated here (equipment: normal/standard)? Or what should the property cost so that the renovation of this scope is financially worthwhile?

That depends. What kind of material do you want to use, for example? What does renovating bathrooms mean? It won't be expensive - but that is relative (it's only a little for the appearance and not a deep renovation). How much should the property cost to be worth it? In Munich with a good location and large property, probably no more than 1.5 million. Near the Polish border, rather 150,000€. So how should we know? Are there enough alternatives with you?

On the topic of bathroom renovation:
Remove old tiles and install new ones, possibly also vinyl, depending on what is cheaper.
Renew bathtub and shower
new double washbasins and toilet.
What would be a deep renovation?

Cost point before renovation would be 390k (area Ulm). There are few options in the area.

Is an oil heating system from this year of construction still suitable for renovation so that it can still be used in the future? Or should one switch to another technology at the same time?

If you want a new oil heating system, then do it NOW. In a few years, such systems will very likely be banned. The costs for these properties depend extremely on taste. If you knock out the old tiles yourself, expect about 7000 euros for a bathroom with the simplest properties and mid-priced tiles up to 60x60 in size.

If the heating system is to be updated, it will almost certainly be oil or gas again, because an older underfloor heating system and radiators are not suitable for a heat pump. Does the house have a gas connection or is gas available in the street?

New oil boilers are very economical, so if I were to switch, I would do it immediately, see the note from Scout. Nevertheless, it can't hurt to ask the supplier if gas is available in the street. 390 thousand sounds realistic for Bavaria at first... and in a well-maintained 99er house, you don't have to do anything immediately. But you really have to start setting something aside now for the things that will definitely come up later.
