An important question is still how high the heating load is. So if KFW40 is clear, how big will the whole thing be?

We are pretty much within the standard of the general contractors and have selected 2-3 who have a model house according to our requirements.
I think if we now go into free planning with an architect, in the end we won't come out cheaper either.



We are planning about 155 sqm, 1.5 stories, without a basement, without a converted attic.

There are certainly good GUs (with a stable team), nevertheless contracting a GU after tendering remains the safer route. Staying mainstream in terms of equipment and hardly deviating from the offered menu already helps, and a guaranteed nightmare is, of course, a construction without your own architect. But the planning quality in an individual design is significantly higher. Where the architect does service phase 5, the GU’s draftsperson produces a formwork plan and that’s it. The fact is, building with your own architect is not more expensive if you don’t want a designer palace. P.S.: Building more expensively with your own architect only happens if you commission him for “service phase 1 to 4” only.
