Searching for a building expert.... What are we doing wrong???

Hello everyone,

we wanted to follow the good and frequent advice in the forums and have our planned house construction supervised by a building expert or have the construction and service description checked in advance....
So we searched the databases of the IHKs Cologne and Bonn as well as the AK NRW under the keyword "accompanying quality assurance/ damages to buildings" and looked for publicly appointed and sworn experts... Then we contacted the ones closest to our region and asked for a corresponding offer for accompanying quality assurance (we thought of 10-15 visits to the construction site plus "follow-up")...

Result:

- All contacted "pure" architects did not want to take on the contract as "supervisors".... Reason: GÜ and other architect==> liability issue ==> Question 1: what do they mean by that? - other contacted experts could/could not want to specify a flat rate, estimated the costs of accompanying quality assurance at 12% of the construction costs, wanted alone €200 for a trip of approx. 35 km (one way) or said that they do not offer such services (although this is listed in the IHK databases)....

... based on the information from various forums we had calculated about 3,000 euros +- for such an expert....

We are only looking for one - preferably publicly appointed and sworn - expert who comes to our construction site 10-15 times, makes us an offer/specifies the costs and accompanies us during the construction....

Question 2: What are we doing wrong?? How do we get an expert as described above?

Exactly as you described it. With the small but fine difference that anything agreed upon above 5 inspections with experts is also charged above EUR 3,000?

Just take a look at the website of the Verband privater Bauherren . If you become a member there, an expert will also be assigned to you.

If you search there for your regional office, the qualification of the respective person will also appear.
