We will build in Wiehl.

I already understand that it will take at least a year. It’s not as if we want to do everything ourselves. Maybe only the things where the labor costs are higher than the material costs. We would have the roof, doors, and windows done.

We always do everything outside ourselves. Digging the pond (with a bridge and a "small" waterfall), the space in front of the house, and all the paths were paved by my father and me. As I said, that won’t be the problem, but the time will. Maybe it will be an HSW house, in which case I would keep my hands off and maybe only do the insulation. From there on, only the interior finishing.

I used an online calculator for the cost per sqm earlier. It gives me an even cheaper price per sqm. The average value is supposedly 1200€/sqm. Where do you get your costs from? Of course, it depends on the quality of all components, but can you tell me what is included in these 1600€ per sqm?

Which calculator did you use there? The prices have changed quite a bit over the past few years. Bauexperte does this professionally every day. I mentioned 1600 as a figure from BKI. However, I don't know if that is correct. It is somewhere around 1600 though. Maybe someone here can confirm that.

I no longer know which calculator I used. Where can I find that on the BKI page, or are those reference values?

1 year will by far not be enough. You will need much, much longer for that. Unless you have many friends who will help you.

We are currently building and I would say: Never Ever! Epis' assessment is quite accurate.

We do not include any extras and are at about 2,000 euros/sqm in Kaarst.

Of course, if your architect does not charge a fee, you can save almost 10%.

I don't believe that the prices mentioned by the architect even include flooring and painting work. That is simply unrealistic.
