Sanitary equipment done by oneself - Warranty?

Hello,

we are currently building a single-family house. Since we selected different sanitary fixtures than the standard equipment, the supplementary agreement regarding this practically blew us away. So we simply removed the sanitary equipment and the final installation from the contract. We are now ordering all the items from the sanitary trade on the Internet according to the list from the contract. So far, everything is basically fine. Then we had to find out that the sanitary companies are not exactly enthusiastic about installing items that are not ordered through them. Ok, understandable.... in any case, we found a company that would do it, but they do not provide a warranty because the items are not from them. That is also fine for us. But what if something is leaking due to the installation? By the way, the rough installation is still done by the builder. The sanitary company really only has to install the items. Maybe someone can shed some light on this? I don’t want to ask the sanitary specialist, lest he backs out and then refuses to do the installation....

In the worst case, this can become a "funny" story => Scenario: For example, water runs down beside the hand basin instead of into the drain – who is responsible now? The builder who carried out the sanitary rough installation or the second sanitary company who did the final installation...

The only way to avoid this unpleasant situation is if an acceptance is carried out after the sanitary rough installation. Does your builder still have to perform any services afterwards, or is his scope of supply finished after the rough installation anyway?

The developer has other services, I just don’t know which one is the last he provides, but I don’t think it’s the rough sanitary installation. After that, there’s definitely the screed, etc. And there is also a final acceptance.

It’s just important to me that the company that installs the items and doesn’t want to assume any warranty doesn’t install everything leaking and then says they don’t guarantee it.

If something on the pipes isn’t tight, the developer is responsible for that, right? Just not for the items, or am I seeing that wrong?

How do you want to prove—assuming a defect really appears after the final assembly—who caused the defect? I can vividly imagine it: BU "my work is proper, I am not at fault" or 2. plumbing company "I am also not at fault, I only did the final assembly"...

To avoid exactly this dispute over warranty, an acceptance after rough plumbing installation should be mandatory. Then the warranty for the rough installation lies with the BU, the warranty for the objects with the manufacturer, and the warranty for the final assembly with the second external plumbing company.

Ok.... then it is probably good that we have an architect who represents us as the client during the construction project. Then we only need to insist on an acceptance after the shell assembly.
