Hello everyone,

we have come across a house in Baden Württemberg, which we would like to inspect with a Gutachter as well as a friend who is a carpenter.
I know it is difficult to estimate, but first and foremost we want to know roughly what costs we should expect. Because if the house, without any special features, is already above our budget, then a viewing is out of the question for now and we can save the costs for a Gutachter.

Well, hard to say. I can't tell what the actual condition is and what you expect as a result. For example, if the attic is not needed, insulation of the ceiling alone is enough for T€ 1-2. Radiators look relatively fresh. The bathroom can be cheaper or more expensive. This also applies to floors (which areas at all?). Doors with frames are extremely expensive as you calculated - but it depends on taste. Simple white maybe only T€ 2. Flush with the wall in special wood maybe T€ 15. Internal insulation I see as not necessary at all, external insulation is manageable in terms of area and cost. Please remember to involve an energy consultant. You will get good subsidies from KfW for both the consultant and the energy measures.

Great, thank you very much for your quick reply! But at first glance it already sounds like the calculation is too high, because based on the fittings it should probably be in the mid-range or maybe partly higher standard. Attic conversion is NOT needed, as the rooms are sufficient for now. For flooring I also think rather in the middle segment, so laminate/parquet as well as tiles in the hallway, kitchen, and bathroom. My first concern was whether I can expect renovation costs of €100k (in case heating, electrical, and water systems need to be redone) or if it will be more than €200k.

When new electrical wiring is installed, the walls have to be closed up again and all the other painting work still needs to be done. Maybe a new front door for €5,000, maybe replace all the windows after all (why only partially?), maybe luxury expenses like a new entrance path, new wood stove, old smelly wooden ceilings out, nicer tiles, etc. The most important thing when renovating: financial buffer!

I think you will come to at least €150,000.

I have looked at the pictures of the house again more closely: Actually, it really looks well maintained. Why do the electrical system and radiators have to be replaced? Your list also has quite a few optional points, so you can definitely move in with minimal renovations and simple cosmetic repairs. One can also ask the question: Why replace the old oil heating system if it is still working?

The provider Präton is not familiar to me. The windows still look fit, otherwise, apart from the well-maintained condition, there is nothing significant to see about the technical fitness of the house. Year of construction ’73 can still harbor considerable DIY potential.

A carpenter would make more sense for the wood-based prefabricated house, or should and can it be extended upwards?
