Right of way for walking, driving, and pipelines - Disadvantages?

We now have a new plot of land in sight and since I didn’t become any wiser through the search function here in the forum, I would like to ask for input: The plot that interests us is 1,000m2 in size, currently built with a bungalow. Behind it is a 1,200m2 plot with an old building, which is also for sale. The (front) plot is (presumably because of the easement) significantly cheaper and therefore more interesting for us and also the one that is now the subject here.

Now, however, some questions arise for us regarding the disadvantages that result if we have to grant this right on our property? How negatively does it affect the attractiveness of the plot?

The lower attractiveness is already indicated by the price difference. Or anticipated by the seller. However, this variant surprises me, that the plot, which is actually diminished by the GFL (not allowed to be built on), is also smaller from the outset. Actually, the opposite would seem more plausible. I have such a plot, at first it annoyed me (mine was still more expensive), now I am simply glad to have a plot in the area. Depending on the development plan, it sometimes happens that the houses facing the street are allowed to have two full floors and the rear ones are not. This could then be an advantage.

Yes, honestly, I don't know how this size distribution came about either. I would also find it nicer for us if it were bigger. Unfortunately, the rear property belongs to another seller, so "negotiating" over the size, or the "purchase" of more area, is probably more difficult than if everything came from one source.

Not at all regarding attractiveness.

Only regarding the price, since part of the property is needed for access to the rear property (who builds this, what is the plan?). Put a fence up and you have a smaller, but still more than sufficiently large property.

If there is already a house at the back and the property belongs to a third party, there must already be a regulation for access and for utilities!? Otherwise, it would be a helicopter property, which would not have been developable in the first place (access, water, sewage, electricity, etc.)

Presumably, the property is cheaper because of the registered utility and access rights. Where are the utilities and access paths to the rear property planned?

Right of way/access/utility easement cannot be used differently for the foreground and background parcels. Make a sketch, how wide and long are the properties, with 30m width the 3m are 10%, with 15m width already 20% and the house becomes narrow. And you buy this property share GFL expensively as well.
