Riester / Wohnriester - Is a combination loan recommended?

Hello everyone,

I have a question about Wohn-Riester.

About us: we would like to buy a house and have been searching for several months because the market is pretty much exhausted here. Therefore, I don’t know when we will definitely buy; probably nothing will happen before the end of the year (at least that would surprise me a lot).

I have tried to read up on the Wohn-Riester topic, but it is very complex.

My specific question: if the time of purchase is as uncertain as it is for us, but of course you want to take advantage of all possible subsidies, what should I do best? Combination loan (- high fees) / full repayment (- subsidies from 2015 will be lost)...

We have two children, so I think it is worth it for us.

Riester bank savings plan. You can take advantage of the subsidy now and withdraw the money later. Make sure that the minimum amounts for withdrawal are reached and that the closing fees are low. I took out a "VR Rente Plus" at VR Gronau-Ahaus for the same purpose 5 years ago. Now I will withdraw the money.

Hmm, I think I need to add that I would like to repay immediately with Riester, so that probably isn’t possible, right? Because at the moment we simply can’t pay back that much as we probably could in two or three years going forward.

What does your banker say...? He sold it to you and hopefully didn’t send you away because of this question.

Personally, I’m not a fan of such constellations if you don’t understand them now... Sorry, my Riester is only meant for retirement. I have a classic annuity loan.

You can also already conclude a Riester home savings contract today and take advantage of the subsidy just the same today. The advantage is that you additionally accumulate equity and for every euro there is the possibility to "earn" a loan entitlement of €1.00 to €1.50. If the contract is still not saved up, it can be well bridged today and with the low interest rate level. However, in all cases – Riester pension insurance, financing, fund savings, bank savings plans, and home savings contracts – the so-called "Wohnförderkonto" must be taken into account, even if this tax liability only arises in 20 years.

Good, if you sign the Baupsarer immediately, you have the disadvantage that the 1% closing fees are lost, whether you use it or not. On the other hand, you also secure the current interest rates to some extent.
