When I read the Wikipedia entry about it, it sounds exhausting.
It sounds like moving before moving and living in a model home.

It's not that bad after all - but it could still affect life for a few months. I'll put it this way: it's less suitable for a family with small children, but for grandma's house :)

Especially when older people want to downsize, they eventually have to start minimizing their household. A house filled with other people's things can't be sold - at least not into good hands that want to preserve the value of the house.

Homestaging is exhausting even without small children!

From my own experience, I can contribute the following: No unnecessary, expensive renovation work. The taste of the buyers could be completely different from yours. You would not get those investments paid back. Only the absolutely necessary, according to the appraiser!

For us, the layout and the city-near location were decisive.

Therefore: keep the garden and yard as well as the building clean and tidy, carry out necessary repairs neatly and file the invoices. Everything that is verifiable is well received. Then the sale will surely work. ;)

Hello Wildwuchs,

I would proceed as described by the building expert. If, in your assessment, the house is located in an "expensive" area and is not completely rundown, the inspection is worth it. However, invest around the mentioned 1000€; stay away from reports that are supposed to cost 200-300€.

No one will pay you for copper on the gable roof in 5 years. If the gaps in the insulation relate to the roller shutters and roof windows, I would probably have that done and document it in detail for the later sale (invoice with the performed work and photos before/after). Roller shutter boxes may also be accessible from the inside; you have to check if there is enough space.

Painting/ivy has already been described, roof and walls can possibly also be "pressure-washed," but the inspector should also be able to make suggestions.

If there really is a large backlog of investments and the new owner will have to do something with insulation/facade etc. anyway or, in the worst case, tear down the house, then a new coat of paint/patching/power washing/fiddling with the insulation is pointless. In that case, I would invest as little as possible.

If, on the other hand, the house is habitable, then of course it makes sense to make the house look nice with little money.

I always say: invest €1000 in paint, it can bring out €10000. :)
